Cotality CoreLogic Pricing for Mortgage Brokers 2026

Review Cotality CoreLogic pricing, property-data access, valuation workflow and alternatives for an Australian mortgage brokerage.

Updated

CoreLogic pricing now sits under the Cotality brand, with RP Data subscriptions for ongoing Australian property research and separate quotes for custom data access. For brokers, the useful comparison is the research access you need, the reports you can produce and the contract you take on.

Choose RP Data for repeated property research. Consider an individual property report for occasional enquiries, or PropertyHub when your work involves valuation ordering and tracking. A property estimate helps you discuss a scenario, but the lender decides which value it accepts for the loan.

Cotality and CoreLogic Explained

Cotality is the current brand of the business formerly called CoreLogic. Its Australian rebrand announcement was published on 25 March 2025. The Australian operating company is RP Data Pty Ltd trading as Cotality.

RP Data remains the Australian residential property research product. Brokers still encounter CoreLogic in older documents, help-centre addresses and the developer portal’s domain. Those labels don’t identify a separate competing data provider.

Application programming interfaces (APIs) deliver data into software. Keep these services separate when comparing access:

ServiceWhat you’re buying or usingBroker use
RP DataProfessional property research accessInvestigate property records and comparable sales, then prepare reports
PropertyHubResearch and valuation workflow accessOrder and track valuations through the relevant workflow
Property Value reportsIndividual reports or consumer-oriented report subscriptionsResearch a particular address without buying the professional platform
Cotality Australian data APIsLicensed data delivered into an applicationBuild a defined property-data workflow in your own software

PropertyHub’s Australian product description distinguishes its valuation workflow from the RP Data subscription that adds deeper research. A US developer product or New Zealand Property Guru subscription doesn’t establish the terms for an Australian brokerage.

Pricing and Access

RP Data pricing depends on the package and user access, while API access is priced through a separate data licence. The public package terms below are as at 3 October 2026.

RP Data Packages and Allowances

Cotality’s RP Data package page includes goods and services tax (GST) in its displayed minimum costs. Annual commitments are billed monthly. Lite also has a one-month access option.

PackagePublished user-package sizesMonthly property exportsResearch or report distinction
Lite1, 3 or 5 usersUp to 500Single-state access
Base1, 3, 5, 10, 15 or 25 usersUp to 2,000Adds ownership search and sales and rental comparative market analysis
Premium1, 3, 5, 10, 15 or 25 usersUp to 10,000National access, advanced searches and digital property reports
Pro1, 3, 5, 10, 15 or 25 usersUp to 50,000Adds RP Proposals

Property exports are records exported for further use. An export allowance isn’t a promise of that many downloadable reports or lender valuations. Cotality’s report guide places Digital Property Reports on Premium or Pro and Property Investment Reports on Pro.

Business trials require a valid Australian business number (ABN) and Cotality’s approval. Trial duration and geographic access are set by its salesperson, and access ends automatically after the trial.

Account administrators invite users, who must accept their invitations. Assign individual access to each team member who needs it, within the purchased package. Cotality documents this in its user administration guide.

For a brokerage quote, use Cotality’s Australian sales route on 1300 734 318. Specify Australian dollars and the GST basis, the user package, geographic coverage and required report types. Include any separately charged title documents, connected-software requirements and training in the cost comparison.

Cotality’s support page has product help and a customer care contact. You can also book training through that page. Put any required support response time in your order terms instead of assuming that general support includes a guaranteed service level.

CoreLogic API Pricing for Australian Property Data

The relevant API purchase is licensed Australian RP Data product data delivered through Cotality’s APIs. Cotality’s Australian data page describes custom API delivery, separately from bulk files and platform access.

Under Cotality’s API licence terms, the Product Schedule defines the purchased data and fees. Cotality must approve the solution design and review the application before production access. Your business pays its development and maintenance costs.

The written quote must identify the following terms:

  • The Australian dataset and fields, including whether estimates or reports are included.
  • The billable unit and allowance, distinguishing chargeable requests from property records returned.
  • Any minimum commitment, overage charges and billing period.
  • Australian-dollar currency, GST treatment, quote date and expiry.
  • Development access, production approval requirements and integration support.
  • The contract period and ongoing software maintenance costs.

A portal seat, an RP Inside connection or an export allowance doesn’t establish your API entitlement or cost. Budget against the licensed dataset and agreed usage unit. Keep the dated quote with the Product Schedule so your team can distinguish a technical request limit from a billing allowance.

Property Research and Valuation Workflow

Property research moves from identifying the correct property to examining sales evidence and saving a report. The lender’s accepted valuation is a separate assessment outcome.

In this fictional example, your client is buying a three-bedroom unit recorded in their contract as Unit 2, 18 Sample Street. The address is invented. The sequence below applies documented RP Data functions without assuming a search result or estimate for that address.

  1. Search the full address and select the matching unit. If the address is ambiguous, compare the contract’s lot and plan with a parcel search. Cotality documents both methods in its property search guide.
  2. Review the property attributes against the client’s documents. Distinguish the individual unit from the whole building or an earlier property record.
  3. Examine the property’s sale history and nearby sold units with comparable attributes. Record the sale dates and explain why a comparable differs. RP Data’s historical information guide covers past sales and subdivided records.
  4. Read the automated estimate with its date and available confidence information. An automated valuation model (AVM) produces a statistical estimate from data. Cotality’s AVM disclaimer explains that it doesn’t physically inspect the property.
  5. Choose a report that answers the file’s question. A Property Report includes property attributes, with sales history and local sales evidence. Cotality’s Property Report instructions describe generating and downloading it.
  6. Retain the report with the research date, property identifiers and any unresolved differences. Label an estimate as an estimate in the file notes and client discussion.

These outputs have different meanings:

OutputWhat it establishesWhat it doesn’t establish
Property dataRecorded attributes and transactions from the available sourcesThat every field is complete or current
AVM estimateA modelled value at its stated dateA physical inspection or professional valuation
Property reportA presentation of selected property informationThat the lender accepts its value for credit
Lender-accepted valuationThe value the lender accepts for its assessmentThat a separate research estimate must match it

Cotality’s estimated-value guidance expressly distinguishes an estimate from a professional valuation. Different dates, property inputs and assessment methods can produce different figures.

The bank property valuation guide covers lender ordering and low-value responses. Once the lender accepts a value, use it when assessing the applicable maximum loan-to-value ratio, which compares the loan with the property value.

Data Quality, Coverage and Review

Check the property identity and the source dates before relying on research data. A detailed report can still contain an old attribute or refer to a former parcel.

CheckEvidence to compareWhat to record
Address and parcelContract address, unit number and lot/planThe exact property researched
TitleCurrent title or conveyancer’s documentsTitle reference and any mismatch with the research record
AttributesClient documents, current plans and property photographsConflicting bedroom counts, land areas or property types
Sale historySale date, settlement status and available transaction evidenceWhether a price is a completed sale or preliminary advice
Estimate and report dateDates printed on the outputWhen the information applied and when you retrieved it
SourceProvider name and document typeWhether the file uses research data, a registry document or lender evidence

Cotality’s title-reference guide explains how to identify the reference in RP Data. Its map disclaimer says indicative boundaries don’t replace a certificate of title or survey.

Missing information needs an explanation in the file. For example, Cotality’s incomplete-record guidance describes limited research information for certain Crown lease properties. A missing field isn’t evidence that an attribute or transaction doesn’t exist.

For the fictional unit, suppose the contract and current plans describe three bedrooms, but a research record describes two. Record both descriptions and their sources. Avoid drawing a value conclusion from the disputed attribute until you’ve resolved the difference.

Use RP Data’s Update Data function to report an error. Cotality’s data correction instructions support property-attribute and sales-history corrections. For a sale pending settlement advice, supply the contract when requesting a sale-price correction.

Retain the original report and your correction request. If the discrepancy affects a live application, tell the lender which field conflicts and provide the supporting document. Updating the research record doesn’t itself update the lender’s valuation.

  • An incorrect reading is that an estimate proves the lender will lend against that amount.
  • The correct reading is that the estimate supports preliminary research, while the lender’s accepted value governs its credit assessment.

Broker Fit and Alternatives

Choose the access method by how often you research properties and the output your team needs. RP Data suits repeated research, while a one-off report avoids an ongoing professional subscription for an occasional address.

Cotality’s individual Property Report page directs purchases through Property Value. That is a different access model from RP Data’s professional research platform.

For a busy brokerage, compare the reports required by each role before selecting the user package. An administrator who manages valuation requests and a broker preparing client reports can need different access. Include staff time spent reconciling records in the total cost, alongside data fees and software maintenance.
