Investment Loan With an Offset Account: Broker Guide
Structure an investment loan with an offset account by checking eligible portions, account ownership, fund records and adviser boundaries.

To structure an investment loan with an offset account, identify the eligible investment loan portion, match the account holders to the lender’s rules and verify the link. Keep records of the money moving through the account so the client’s tax adviser can assess their circumstances.
The offset balance reduces the amount used to calculate interest on the linked loan. The broker documents the credit arrangement and its costs. The client’s qualified advisers determine tax treatment and investment decisions.
Define the Investment Loan and Account Purpose
Identify the rental property, legal borrower and purpose of each loan portion before choosing an offset arrangement. Record the property’s address and owners, then match the borrower names to the application and proposed loan documents. Property ownership and loan borrowing are separate facts to capture.
Describe what each portion funds, including the purchase, purchase costs or a refinance of an existing debt. Where another property secures the borrowing, record that security separately from the use of the borrowed money. Keep evidence of the original use of funds when reviewing an existing loan.
Ask the client how they intend to use the offset account. Will it hold rent, a property expense reserve, private savings or money for an upcoming purchase? Record the source of the opening balance and who needs access to the account.
Before recommending the structure, obtain adviser instructions for any tax-driven strategy or planned change in fund use. The broker can explain the eligible product and account operation. A label such as ‘investment loan’ does not settle the client’s tax position.
Structure and Verify the Investment Loan Offset
Select an investment-purpose product whose offset rules fit the borrower, intended cash use and chosen loan portion. The best investment loan with an offset account for this client must also suit their repayment needs and expected account balance. An offset feature alone does not establish that fit.
Moneysmart’s offset guidance explains why the expected balance matters when weighing loan rates and fees. Record full or partial offset treatment and the costs of obtaining it. Compare the same borrowing amount and repayment type across the offers available to this client.
For a concrete product example, CommBank’s materials, as at October 2026, permit Everyday Offset on eligible variable investment loans for personal borrowers. Its offset page describes 100% treatment. Its switching terms exclude Fixed Rate loans, so a fixed-and-variable split needs an eligible variable portion for this offset.
CommBank’s Standard Variable Rate product page lists investment principal and interest repayments and an interest-only option. It lists a $395 non-refundable annual Wealth Package fee, payable in advance. Record the client’s actual approved repayment type, package and all quoted fees, including any account charges.
CommBank’s Everyday Offset guide requires account holders to be borrowers on the linked loan. For Standard Variable Rate loans, it describes individual or joint accounts for co-borrowers. A third party’s account does not meet that stated ownership rule.
Use this sequence for the proposed facility.
- Record the lender, exact product and investment-purpose loan portion. Include its account identifier, amount, repayment type and offset percentage.
- Match each proposed offset holder to the lender’s ownership rule. Retain evidence of the account name and borrower names.
- Arrange the eligible account and its link through the lender’s process. For CommBank, NetBank’s ‘Manage my offset’ allows an eligible transaction account to be selected through ‘Link an offset’.
- Save confirmation identifying both accounts and the effective link date. An opened transaction account is not proof that offset treatment has started.
Each CommBank Everyday Offset can link to only one eligible loan at a time. Record the chosen split’s identifier instead of assuming that the balance offsets every portion of a split facility. For the broader mechanism, use the offset account policy guide.
Keep Investment and Private Funds Clear
Keep a transaction record that identifies the source and purpose of each deposit, withdrawal and transfer. A bank statement proves the movement happened. Supporting records explain why the money moved and whether it came from savings, rent or borrowing.
Consider this fictional example. Priya and Daniel jointly borrow $600,000 for a rental-property purchase on an eligible variable investment loan. Their jointly held offset account starts at zero after its link is confirmed.
All amounts below are invented Australian-dollar amounts, and the example demonstrates record keeping only.

The final balance reconciles to $25,000. It does not show which transaction has which tax treatment. Give the adviser the underlying statements and invoices, including the original borrowing and settlement records.
Compare a complete record with an incomplete one. A transfer labelled ‘existing private savings from account ending 1234’ can be traced to its source. An unexplained deposit labelled ‘transfer’ requires more investigation, especially if it came from another loan.
Mixing rent and private savings in one account adds reconciliation work. It does not establish that the loan itself has mixed uses or settle any interest deduction. A withdrawal from an offset account and a redraw from a loan are different transactions, so identify the actual account involved.

Check the Structure Before and After Settlement
Reconcile the approved facility with the settlement instructions before funds move, then verify the live link after settlement. Match each approved portion’s purpose and account identifier to the lender’s documents. Confirm where loan proceeds and the client’s contribution will go.
Before settlement, resolve any mismatch between the application, loan offer and offset account names. Give the lender the precise account identifiers when asking it to correct an ownership or linkage problem. Keep its response with the amended instructions.
After settlement, check the following outcomes.
- Confirm the live loan portions match the approved structure. Check the repayment type, interest rate and account identifiers against the final documents.
- Confirm the offset links to the intended eligible portion. CommBank’s guidance, as at October 2026, allows the client to check the link in NetBank or the app. Its offset guide says linking can take up to five business days.
- Reconcile the first interest charge against daily loan and offset balances, the effective link date and rate changes. Use the lender’s statement information or request its calculation if the charge cannot be reconciled.
- Give the client the confirmed account details and explain the required repayments. An offset balance does not replace a scheduled loan payment.
A missing link needs correction by the lender. A link to the wrong split needs the intended eligible portion confirmed and the link changed. If an interest charge appears wrong, give the lender statements for the disputed period and the link confirmation so it can investigate.
Repeat these checks after a refinance, product switch, account replacement or ownership change. CommBank’s offset guide says switching to an ineligible loan unlinks the offset. Treat a changed facility as a fresh linkage check, even when an account number stays the same.

Prepare the Broker Record and Adviser Handoff
Keep a file that explains why the credit arrangement fits the client’s needs and proves how the offset operates. Record the recommendation, alternatives considered and expected account use. Retain the product source and date checked beside the relevant rule.
The file needs the approved loan offer, portion identifiers, account ownership evidence and lender confirmation of the link. Add the settlement statement and first-interest reconciliation. Record any unresolved lender question, its owner and the next action without treating a pending answer as confirmed eligibility.

Give the client and their qualified tax adviser a factual handoff. Include each loan portion’s original purpose, borrower and security, plus the confirmed offset holder and linked account identifiers. Supply statements covering the opening funds and subsequent movements, with invoices or rental records where relevant.
State which transactions involve offset cash and which involve borrowing. Ask the adviser to determine tax treatment from those facts and the client’s circumstances. Keep their instructions separate from the broker’s credit recommendation.
Complete the handoff when the client can identify the account to use, the lender confirms its eligible link and the first interest calculation reconciles. If a discrepancy remains, give the client a specific correction action and follow it through with the lender.
