LMI Waiver for Paramedics: Lender Rules 2026

Check a paramedic LMI waiver by role, registration, employer, income and lender conditions before quoting a high-LVR home-loan option.

A paramedic LMI waiver depends on the lender’s named occupation rules and the applicant’s employment. Granite Home Loans expressly includes fully qualified paramedics in its lender-paid lenders mortgage insurance (LMI) product at up to 90% loan-to-value ratio (LVR). Degree-qualified paramedics who are the main income earner can also be considered for its 95% Professional product.

LVR is the loan amount divided by the lender’s accepted property value. A concession removes the borrower’s LMI charge, while the lender still assesses income, debts and the property. Registration alone doesn’t secure the concession.

Confirm the Paramedic Role

Confirm that your client is a registered paramedic, then match their actual employment to the lender’s occupation wording. The Paramedicine Board of Australia’s registration position statement identifies paramedic as a protected title. It distinguishes paramedics from first responders, ambulance officers and emergency medical technicians who don’t use that title.

Check the Australian Health Practitioner Regulation Agency (Ahpra) public register for the client’s profession and current status. Record their registration number, registration type and any published restrictions. Ahpra’s registration-checking guidance explains that registration can remain in force while a renewal decision is pending, even after the displayed expiry date.

Record the employer’s legal name and the client’s clinical duties. The employment evidence must also show whether the role is permanent full-time, part-time, casual or contract. Record whether probation has ended.

An ambulance service employee working in communications or patient transport may have a different role from a registered paramedic. Keep those titles separate in your file. Apply a concession to an adjacent role only when the selected lender’s policy expressly includes it.

Compare Current Waiver Conditions

Granite’s two lender-paid LMI products provide different routes for paramedics, with occupation and employment conditions attached to each. The table uses Granite’s 17 July 2026 product sheets. As at October 2026, Granite’s product webpage limits both routes to metro and inner-city locations.

Granite pays the insurance premium under these products. Describe the borrower benefit as lender-paid LMI when comparing it with a lender that waives an LMI charge. The broader LMI waiver guide explains the cross-profession distinctions.

The Essential Worker sheet expressly names fully qualified paramedics. The Professional sheet supplies its degree and main-income-earner conditions. Granite’s paramedic eligibility explanation specifically connects degree-qualified paramedics to the Professional route.

For a joint Essential Worker application, record the co-borrower’s employment and obtain Granite’s written treatment of that borrower. The product sheet’s employment wording and the webpage’s one-qualifying-borrower statement need to be applied to the actual applicant combination.

The $5,000 genuine-savings figure is only an evidence requirement. A 90% loan still leaves 10% of the accepted property value to fund, plus purchase costs. Likewise, the $2.5 million headline maximum doesn’t override a lower postcode limit.

Separate Income Benefits From LMI Benefits

As at October 2026, Westpac’s healthcare and emergency-services page includes front-line paramedics in its overtime and allowances policy. It allows eligible applicants to have 100% of those earnings assessed. Its separate waiver list names other healthcare professions.

Treat the overtime rule as an income-assessment benefit. It doesn’t establish paramedic eligibility for Westpac’s profession-based LMI waiver. A broad healthcare or emergency-services label at another lender also needs an express occupation match before it becomes a paramedic waiver option.

Prepare Eligibility Evidence

Build the concession request around documents that prove the occupation and the chosen product’s conditions. Keep the registration check separate from the employment evidence, because each proves something different.

Granite’s application coversheet, linked as at October 2026, lists three consecutive payslips for pay as you go (PAYG) applicants. The latest must be less than 14 days old at submission. It also lists five consecutive bank statements showing salary credits and two years of PAYG summaries, or tax returns with assessment notices.

The same coversheet asks for certified identification and degree evidence for Professional applications. Granite’s broker policy page makes digital verification of identity mandatory for new applications from 18 May 2026. Complete that process alongside the requested identity documents.

If the title, employer or co-borrower doesn’t fit the wording clearly, send the precise facts to the lender. Record the policy version, question, lender contact and dated written response. A response for one applicant combination doesn’t establish a rule for every ambulance worker.

For example, a fictional client is a registered paramedic employed casually by an event medical provider. The client meets the registration description but doesn’t meet Granite’s published permanent full-time Essential Worker condition. Record that difference before assessing another route.

Use a Non-Waiver Route

When the applicant doesn’t meet a profession-based concession, assess an ordinary insured loan, a larger deposit or another supported low-deposit route. Keep the full credit assessment separate from the waiver decision.

  • An ordinary loan with LMI can allow a smaller deposit. Include the premium in the funds-to-complete calculation and, if added to the loan, in the debt being assessed.
  • A larger deposit reduces the LVR. LMI is usually required above 80%, according to Moneysmart’s deposit guide. Allow for legal fees and stamp duty separately from the deposit.
  • Additional security through a guarantor can support a smaller deposit where the lender accepts the arrangement. Moneysmart explains that the guarantor puts their property at risk if the borrower can’t repay. Obtain independent legal advice for the guarantor before proceeding.
  • The Australian Government 5% Deposit Scheme can avoid LMI for eligible first home buyers with a 5% deposit. Eligible single parents or legal guardians can use a 2% deposit. As at October 2026, applications go through participating lenders and remain subject to scheme eligibility and property price caps.

The government guarantee route is based on scheme eligibility, so an applicant can qualify without a paramedic occupation concession. It requires ongoing owner-occupation obligations. Read the lenders mortgage insurance guide when comparing an insured loan’s cost with the no-borrower-LMI routes.

Before presenting an option, finish the lender’s serviceability assessment, which tests whether the client can afford repayments. Also assess the property and credit history. Record the concession decision and the complete loan assessment as separate outcomes, so the client understands which conditions remain.
