Salary Sacrifice Home Loan: Lender Assessment
See how a salary sacrifice home loan assessment treats packaged benefits, voluntary deductions, add-backs, employer evidence and living expenses.

A salary sacrifice home loan assessment counts the income the lender accepts and keeps any expenses or debts the packaging pays. Salary packaging can reduce taxable pay without reducing your agreed salary, so the bank deposit alone won’t explain your income. A voluntary super contribution and a contractual car lease need different treatment.
An add-back restores an eligible deduction to income for servicing, the lender’s test of whether you can afford the loan. It doesn’t create extra earnings or cancel a debt. Start with the payslip, identify where each payment goes and reconcile the figures before comparing lenders.
Read the Payslip Correctly
Read the payslip from gross earnings through pre-tax deductions to taxable pay, then through tax and post-tax deductions to the bank deposit. Payroll labels differ, so establish whether the line called gross pay is before or after salary sacrifice.
Salary sacrifice is an agreement to exchange future salary for employer-provided benefits. Salary packaging is another name for that arrangement. A cash allowance adds money to pay, while a reimbursement repays an expense already incurred.
Compulsory deductions need their own treatment. Tax withheld and a compulsory loan repayment aren’t voluntary income available for the mortgage. Employer-paid compulsory superannuation sits outside cash salary and mustn’t be added as money available for repayments.
A Fictional Payslip Reconciliation
Alex’s monthly salary is $10,000 before salary sacrifice, excluding employer superannuation. Alex sacrifices $500 into additional super and $600 into a novated car package. Another $200 goes into that car package after tax.
The following figures are fictional payroll inputs. The $2,200 tax withholding is an assumed payslip figure, not a tax calculation.

The car provider receives $800, made up of the $600 pre-tax deduction and $200 post-tax contribution. The provider’s statement splits that $800 into a $500 lease repayment and $300 of vehicle running costs. Those are the underlying costs to reconcile with the lender’s calculation.
Incorrect: Entering $10,000 gross salary and adding another $1,100 for the two pre-tax deductions produces $11,100 of income that Alex doesn’t earn.
Correct: Starting from $8,900 taxable pay and restoring both deductions, if the lender accepts them, returns to $10,000. The post-tax $200 never reduced taxable pay, so it isn’t another gross-income add-back.
Company Car, Car Allowance or Novated Lease
A company car is an employer-provided vehicle, with its costs allocated under the employment arrangement. A car allowance is cash paid to the employee. A novated lease is a vehicle finance arrangement paid through salary packaging, with a contractual repayment and potentially a residual amount at the end.
For a company car home loan assessment, establish which transport costs the employer pays and which the household still pays. A vehicle’s reported benefit value doesn’t automatically become cash salary. Keep expenses for another household car, personal fuel or other transport where they remain payable.
Macquarie’s 10 September 2026 credit guidelines accept 100% of a cash car allowance when it’s a permanent part of income. Associated lease payments remain liabilities. Macquarie excludes other reportable fringe-benefit income that isn’t linked to a salary sacrifice arrangement.
For a novated lease, read the lease and provider statement separately from the payslip. Cancelling a payroll deduction doesn’t release the employee from the finance contract. The lender needs the actual repayment, remaining term and residual, plus the running costs that the package covers.
When Lenders Add Back a Deduction
An eligible salary sacrifice deduction returns to assessed income when the lender accepts it as money available for repayments. Evidence that a deduction is voluntary and can return to taxable salary supports that treatment. A contractual commitment can remain even when the deduction qualifies.
Macquarie’s 10 September 2026 guidelines accept 100% of regular salary sacrifice amounts that can convert to gross taxable income. Payslips must identify the pre-tax deductions. Any loan commitments remain in servicing.
For Macquarie’s separate tax-free salary sacrifice category, the employee must work in public health, social work or charity work. It also requires an employer letter detailing the arrangement or statements showing three months of credits, alongside the payslip evidence.
Westpac’s salary sacrifice declaration, effective 17 July 2022, tests whether voluntary deductions can stop and become taxable income. For additional super and purchased leave, the borrower also declares they’ll cancel if needed to meet repayments. Its separate novated-lease section requires the lease to be disclosed in the application.
These are distinct lender requirements. Macquarie specifies an income acceptance percentage and supporting evidence. Westpac’s declaration explains what the borrower must confirm, without promising a fixed add-back for every package.
A voluntary additional super contribution can stop without creating a replacement household bill. Childcare paid through packaging still costs money when the arrangement stops. If a car lease continues, keep its repayment even after restoring eligible salary to gross income.
Salary Sacrifice Home Loan Repayments
You generally can’t turn an ordinary owner-occupied mortgage repayment into a pre-tax payment simply by calling it salary sacrifice. A genuine arrangement needs the employer’s agreement and the applicable tax treatment. Directing ordinary wages to a loan account doesn’t establish that arrangement.
The Australian Taxation Office (ATO) lists home mortgage expenses among expense payment fringe benefits. This means an employer can pay or reimburse eligible expenses under an arrangement, with fringe benefits tax (FBT) consequences. It doesn’t mean every employee can claim tax-free mortgage repayments.
Employer-provided accommodation and remote-area housing assistance have separate rules. The ATO’s remote-area housing guidance distinguishes assistance with mortgage interest from other housing benefits. Eligibility depends on the location, employment and benefit provided.
Ask the employer’s payroll team to identify the existing benefit and its written terms. Take questions about tax eligibility and concessions to a registered tax agent using the ATO guidance. For the mortgage assessment, show how the benefit is paid and keep the loan’s repayment obligation in the calculation.
Evidence and Employer Confirmation
Collect documents that connect each payslip deduction to its benefit and show what cash salary becomes available if it stops. The file must also explain costs that remain payable after cancellation.

Ask the employer or packaging provider to identify each voluntary deduction by amount and pay period. Request the earliest date it can stop, any notice period or cancellation cost and the gross taxable salary then payable. A statement that the package is voluntary doesn’t explain a lease that continues or a benefit locked into employment terms.
For Macquarie’s 10 September 2026 tax-free salary sacrifice category, include its specified employer letter or three months of bank or provider credits. For Westpac, use the category-specific declarations in its form effective 17 July 2022. Record the employer’s confirmation alongside the borrower declaration so the facts agree.
Model the Servicing Treatment
Compare lenders using accepted income and the costs they retain, rather than choosing solely on the size of the add-back. The loan serviceability guide covers the wider assessment of income, liabilities and living expenses.
For each lender, record the starting income, each accepted deduction and the resulting income input. Add a separate record for the lease repayment and expenses paid through the package. Use the lender’s calculator fields consistently with its income treatment.
Macquarie’s 10 September 2026 rules can restore eligible regular sacrifice to gross taxable income while retaining loan commitments. Westpac’s declaration effective 17 July 2022 makes cancellation and availability central to voluntary deductions and requires separate lease disclosure. A deduction accepted under one lender’s rule doesn’t establish the same result elsewhere.
Return to Alex’s fictional payslip. If a lender accepts both pre-tax deductions, $8,900 plus $500 plus $600 gives $10,000 monthly assessed gross income, or $120,000 annually. This is an illustration of accepted inputs, not an approval or a lender-specific novated-lease result.
Alex’s $500 monthly finance repayment remains a commitment. The $300 running-cost budget must be reconciled with declared transport expenses, and the $20 union payment remains an expense if membership continues. Enter costs already counted through the lease or package only once under the lender’s calculation method.
If only the voluntary super deduction qualifies for an add-back, taxable pay plus that deduction is $9,400 monthly. The pre-tax car amount is still excluded from that starting income. Reconcile that exclusion with the calculator’s lease treatment before adding the same cost again.
The $6,480 bank credit remains the actual net salary while the package continues. Any model that assumes additional taxable salary after cancellation must allow for changed tax withholding. Adding $500 of pre-tax super to the bank credit doesn’t establish a $500 rise in take-home pay.
