Teacher Home Loans: Income and Application Guide
Compare teacher home loans through employment status, contract history, allowances and application evidence before choosing a lender route.

Teacher home loans depend on verified income, employment continuity and the applicant’s full financial position. A permanent salary, a fixed-term appointment and casual relief teaching each need a different evidence trail. The broker’s task is to match that trail to a lender’s income rules before comparing the loan itself.
A teacher’s occupation can affect a policy concession, but it doesn’t establish how much they can borrow. Start with the employment documents, then assess the deposit, debts and property alongside income. The profession home-loan guide covers the wider assessment of occupation-based applications.
Classify the Teaching Employment
Record the teacher’s employment status from their appointment letter or contract, including the legal employer and paid hours. A school name alone might not identify the employing authority. A move between schools can involve the same employer or a new one.

Part-time describes hours, while relief describes the work performed. Neither label alone establishes the employment contract. Keep the employer’s terminology and explain the arrangement in the application.
A new appointment raises questions about commencement, probation and whether the new salary has started. For a contract break, record the dates and whether income continued through school holidays. Separate an unpaid gap from paid leave or a school transfer under continuing employment.
Macquarie’s guidelines, updated 10 September 2026, accept six months in current employment or the same field for permanent, contract and casual employment. The guidelines say time between roles needn’t be considered for those tenure rules.
That is Macquarie’s criterion. It doesn’t establish another lender’s treatment of probation or a contract ending shortly after settlement. Put those circumstances to the proposed lender with the actual appointment dates and supporting documents.
Calculate Teacher Income
Separate base salary from each additional payment before calculating the income available for a teacher home loan. Gross pay on a strong fortnight can include temporary duties or relief work that won’t recur throughout the year.
Create an income worksheet with a separate row for each component. Record its employer, gross amount, payment frequency, evidence period and expected end date. Add the proposed lender’s treatment beside it.
- Use the teacher’s actual contracted salary and paid fraction for base pay. A full-time salary scale doesn’t establish a part-time teacher’s earnings.
- Identify casual loadings separately where the payslip shows them. Keep them within the casual earnings calculation without adding the same amount twice.
- Check whether leadership or acting-duty payments continue beyond the current appointment. Record when a temporary responsibility ends.
- Explain each allowance’s purpose and payment conditions. Keep an expense reimbursement separate from wages for assessment.
- Establish whether tutoring is a second employee role or a business. Business receipts need an assessment of business income and expenses.
- Reconcile relief earnings across employers and school terms. A daily rate multiplied by every weekday ignores days without paid work.
Macquarie’s 10 September 2026 guidelines accept other allowances at 100% when they are a condition of employment and industry standard. They accept second-job income at 100%, normally after 12 months. The minimum second-job term doesn’t apply where both roles are in its specified healthcare, teaching or aged/disability care industries.
A teacher’s private tutoring business doesn’t automatically qualify as a second teaching employee role. Establish how it operates before applying that rule. Keep the business assessment separate from the school salary.
Compare current payslips with year-to-date earnings and the previous financial year’s Australian Taxation Office (ATO) income statement or tax records. Explain a salary increase, reduced hours or unpaid leave instead of averaging incompatible periods. If a payslip’s year-to-date figure covers only the new appointment, retain the earlier employer’s evidence too.
ANZ’s home-loan checklist, as at October 2026, distinguishes full-time or part-time evidence from casual evidence. Its payslip options use three months of year-to-date continuous employment for the former and six months for casuals, with alternatives where the period is shorter. These are documentation options, not a universal minimum employment rule, and the checklist excludes ANZ Plus.
A Hypothetical Income Reconciliation
Suppose a teacher’s contracted base salary is $90,000 and an acting allowance pays $500 a fortnight for a ten-fortnight appointment. The temporary allowance totals $5,000 across that appointment. Multiplying it by 26 would imply $13,000 a year despite the documented end date.
Record $90,000 as the stated annual base and show the allowance separately with its end date. Whether the lender includes the allowance depends on its acceptance and continuity rules. A $2,000 reimbursement for school expenses also needs its own classification before any income calculation.

Assess the Full Home-Loan Position
Assess the teacher’s borrowing capacity after applying the lender’s income treatment and accounting for existing commitments and living expenses. Serviceability is the lender’s assessment of whether the applicant can afford repayments under its calculation rules.
Gather credit-card limits as well as balances, personal loans, car finance and education-debt repayments. Investigate arrears or other credit-report issues with the applicant. Review household costs, dependants and expected changes such as childcare or reduced working hours.
Confirm where the deposit comes from and how much remains after purchase costs. Calculate the loan-to-value ratio (LVR), which compares the loan amount with the property value used by the lender. Assess the property type, location and valuation alongside the requested loan purpose.

The best home loan for a teacher is a loan that meets their needs and passes the whole assessment. A lender accepting the contract can still be unsuitable if its borrowing figure is too low or the property falls outside policy. Handle Teacher Concessions Separately
Assess any teacher-specific lenders mortgage insurance (LMI) concession separately from ordinary income and credit assessment. LMI protects the lender when a covered borrower defaults. A waiver changes an insurance cost, while income acceptance determines what earnings the lender uses.
If a low-deposit teacher application raises a profession-based waiver question, use the teacher LMI waiver comparison for its eligibility and evidence requirements. Keep the employment, serviceability and property assessment running alongside that check. A concession doesn’t make an otherwise unaffordable application acceptable.
Submit a Teacher Application
Give the lender an evidence pack that explains the teaching arrangement and reconciles every income figure used. Tailor the pack to the proposed lender instead of sending a generic payslip bundle.

Before presenting the lender route, record the policy version or retrieval date for every acceptance rule relied on. Keep the calculation showing how the documents support the proposed income. Identify any difference between the payslip total and the income entered for servicing.
Where a contract or variable-income point needs a lender decision, retain the written response and its conditions. Record who answered, when they answered and the facts they considered. Distinguish a scenario response from formal loan approval.
Present the proposed loan with the accepted income basis, remaining conditions and documents still required. If a contract expires or the teacher’s hours change before settlement, update the assessment and notify the lender. The file must reflect the employment and financial position on which the lender is being asked to approve the loan.
