Choose a Professional Home Loan Guide
Choose the guide that matches your client’s occupation and current role. These home loan guides for professionals help you identify the evidence and lender treatment relevant to that client, before comparing loan options.
For healthcare professionals, start with the profession shown on their registration and employment records. Use the doctor guide for a medical practitioner and the dentist guide for a dental practitioner.
The nurse guide addresses nursing clients. For allied health and pharmacy clients, use the physiotherapist guide or pharmacist guide that matches their profession. A lender’s treatment of one healthcare role doesn’t establish eligibility for another.
For clients working in education or law enforcement, start with the teacher guide or police guide. Match the client’s duties to the occupation described in the guide. An employer’s name or the industry they work in doesn’t establish that match.
Use the pilot guide for a client whose role is flying aircraft. The lawyer guide is the starting point for a client practising law. Keep their professional qualifications and current employment evidence together when reading the relevant guide.
Read the occupation guide alongside the client’s income evidence. A salaried employee and a self-employed practice owner can have the same qualification but need different documents. Overtime, allowances and income from more than one job can also affect the lender’s assessment.
Professional benefits can include a lenders mortgage insurance (LMI) waiver or different treatment of income. Each benefit depends on the lender’s policy and the client’s circumstances. A recognised profession doesn’t guarantee a waiver, borrowing capacity or loan approval.
Use the profession directory to open the relevant guide and identify the next evidence to collect. For a comparison of waiver conditions across professions, use the LMI waiver guide. Keep the occupation guide as your starting point when the question concerns a particular role.
