Use these lender policy guides to choose the lender-specific information you need for an Australian mortgage scenario. Open the lender you’re considering from the guide list, then read the sections that match your client’s circumstances.

Choose a Lender Policy Guide

Start with the lender’s name, then narrow your policy question to the borrower, the security and the loan purpose. The guide list is organised by lender so you can compare the same question across your shortlist.

  • Choose the guide for the lender assessing the application. Keep each lender’s requirements separate when comparing possible options.
  • Match the borrower details to the policy question. For a self-employed client, focus on income evidence and trading history. For a client with credit issues, start with the guide’s credit-history information.
  • Identify the property offered as security. Its type and location help you find the relevant security requirements. Include the proposed loan amount and deposit when researching loan-to-value ratio, which compares the loan with the property’s value.
  • State the loan purpose. A purchase, refinance or construction scenario can lead you to different parts of the same lender guide. Specify whether the property is an owner-occupied home or an investment.

For example, a self-employed client refinancing an investment property needs the chosen lender’s income, security and refinance requirements considered together. Opening that lender’s guide keeps the research tied to one application.

For income questions, open the relevant ANZ or Westpac guide. When comparing National Australia Bank (NAB) with Commonwealth Bank of Australia (CBA), use the same borrower details in both guides.

A security question also needs a lender-specific answer. Compare the Bankwest, ING, Macquarie and Suncorp guides using the same property description if they’re on your shortlist.

For a refinance, start with your proposed lender’s guide, such as AMP Bank, Athena or Bank Australia. Use the Advantedge guide when that is the lender you’re researching.
