RedZed Home Loan Lending Policy 2026
For a RedZed lending scenario, verify the current self-employed income path, document set, credit position and property conditions.

RedZed lending includes full-documentation and alternative income verification home loans for self-employed borrowers. To assess a residential scenario, match the business income evidence to the proposed loan, then assess credit history and the property offered as security.
As at October 2026, RedZed’s residential loan page lists purchases, refinances, equity release and paying out tax debt. An available loan purpose doesn’t establish that a particular borrower qualifies. The lender policy guides cover other lenders’ assessment rules.
Self-Employed Borrower Profile
Start a RedZed scenario with the business that earns the income and the applicant’s role in it. Record whether the applicant is a sole trader, partner, company director or trust beneficiary. Separate ownership of the business from wages, dividends or distributions received from it.
Build a short factual profile before selecting an income route.
- Record the business’s legal name, Australian business number (ABN) and actual trading start date.
- Explain the applicant’s ownership share and any change of business structure.
- Identify related entities and the income or debts each contributes.
- Describe the residential property and the purpose of every part of the proposed loan.
- State which income documents are finalised and which reporting periods they cover.
Treat an applicant’s statement about trading history as a fact to evidence, not a policy acceptance. A registration date and the date trading began can differ. If the business changed from a sole trader to a company, explain what continued and what changed.
As at October 2026, RedZed’s broker FAQs describe it as a privately owned Australian company, with no bank or overseas ownership. The registered Australian entity is RedZed Lending Solutions Pty Ltd.
The credit guide linked by RedZed, labelled RZCG0922 V1, distinguishes the program manager from the legal credit provider. RedZed Lending Solutions Pty Ltd holds Australian credit licence 311128 and manages the program. The guide names Perpetual Trustee Company Limited, ABN 42 000 001 007, as credit provider for loans under that program.
Use that distinction when reading the offer and loan contract. The RedZed brand and program manager’s name don’t mean they are the entity named as lender in the contract.
RedZed’s broker channel requires accreditation to submit applications. Keep access and application support separate from credit assessment, using the RedZed broker access guide when you need those routes.
Income and Business Evidence
Choose RedZed’s income verification route according to the records supporting the applicant’s income. As at October 2026, its residential page lists full financials or tax returns for full-documentation assessment. Its alternative-documentation options include accountant declarations, business activity statements (BAS) or business bank statements.
Those options establish the available evidence routes. They don’t make each document interchangeable for every application. Match the selected route to the applicant’s business and the current product conditions.
Reconcile the Income You Want Counted
Prepare an income reconciliation that shows where each proposed amount comes from. This is a preparation checklist, not a statement that RedZed requires every record for every route.
| Record | What to reconcile |
|---|---|
| Business financials and tax returns | Turnover, profit and the reporting period used |
| Personal tax returns and notices of assessment | Income received by the applicant from the business and other sources |
| BAS | Sales for the relevant periods and how they compare with the financials |
| Business bank statements | Trading receipts, transfers between accounts and debt repayments |
| Accountant declaration | The declared income, its calculation and the business it relates to |
| Loan statements and tax account records | Current debts, repayment commitments and amounts proposed for payout |
| Drawings, salary and distribution records | How the applicant receives money and whether the income calculation already counts it |
Turnover is revenue before business expenses. Money transferred from the business to the applicant isn’t automatically extra income on top of business profit. Explain the relationship so the assessor can follow the calculation without counting the same money twice.
List each proposed add-back separately with its amount and supporting record. An add-back is an expense deducted from business profit that a lender allows back into assessable income. Don’t treat depreciation or a one-off expense as accepted until the applicable RedZed method allows it.
RedZed’s broker FAQs direct brokers assessing BAS income to its BAS calculator. Use the calculator’s inputs for the actual business and retain the result with the figures entered. Serviceability is the test of whether the verified income can cover the proposed repayments and existing commitments.
The self-employed income guide explains how assessment methods differ between lenders. Bulma’s Policy Advisor can help you compare those rules and retain the policy wording behind each answer. Keep the calculation tied to the lender whose policy you use.
Example: Separate Evidence From an Income Claim
In this hypothetical scenario, a company owner has finalised financials but asks to use higher income from more recent trading. The business bank account also contains a transfer from another account owned by the same company.
The transfer doesn’t establish another sale. Separate it from customer receipts, compare the recent trading with the relevant BAS and ask the accountant to explain the proposed income figure. Present the finalised financials alongside that explanation so the assessor can see why the figures differ.
Credit, Security and Written Confirmation
Present RedZed with dated credit events and a property-specific security question. As at October 2026, RedZed’s residential page says it assesses the reasons for current or past credit issues and the applicant’s current repayment ability. That approach doesn’t promise acceptance of a default, arrears or bankruptcy.
For each credit event, record the creditor, event date, amount and current status. Attach evidence of payment or discharge where relevant. Explain the cause and show what has changed in the applicant’s finances since the event.
If tax debt is being paid out, distinguish that payout from any debt remaining after settlement. Record the balance, payment arrangement and ongoing obligation for each relevant entity. The proposed refinance needs to explain both the use of funds and the commitments left afterwards.
Match the Loan to the Actual Property
Calculate the proposed loan-to-value ratio (LVR) as the loan amount divided by the security value, multiplied by 100. Label a purchase price or estimated value as such until the lender’s valuation establishes the value it will use.
RedZed’s resources page bases location assessments on the suburb or town and provides a postcode checker for LVR information. Its maximum LVR depends on individual circumstances and the nature of the security. Record the address, property type, land size and any unusual use before applying a location result to the scenario.
RedZed’s broker FAQs exclude construction loans and loans for major structural renovations. Identify that purpose before preparing a residential refinance or equity-release scenario. A property loan funding a structural build cannot be treated as an ordinary cash-out merely because the existing home is the security.
Request a Decision on the Specific Policy Point
Use RedZed’s scenario submission route or your business development manager (BDM) for the case-specific answer. RedZed also lists 1300 722 462 for broker assistance.
A useful written request identifies the decision you need, with the evidence supporting it.
- Name the income route and ask whether the submitted periods and calculation fit that route.
- Explain any trading-history or business-structure issue and the evidence of continuity.
- Identify the credit event, its outcome and the current repayment position.
- State the property details, proposed LVR and any cash-out or debt payout.
- Ask which product conditions apply and whether any point needs an exception.
Retain the response with its date and the facts supplied. If the loan amount, income or security changes, update the scenario before relying on the earlier response.
A preliminary policy response supports file preparation. The loan still requires RedZed’s assessment and satisfaction of its approval conditions.
