Liberty Home Loan Lending Policy 2026

Will Liberty accept low-doc income or a bad-credit home-loan history? Check its lending policy for borrower records, property limits and LVR conditions.

Liberty loans include residential options for self-employed borrowers using alternative income evidence and borrowers with adverse credit. Liberty Financial Australia’s low-doc and Fresh Start routes address different assessment problems. A file with both problems needs one combined assessment of income, credit and security.

Low-Doc Assessment Route

Liberty’s low-doc home loan suits a self-employed borrower who can demonstrate repayment capacity through alternative records. As at October 2026, its low-doc home-loan material includes start-up and established businesses. It identifies bank statements, Business Activity Statements (BAS) or a completed accountant’s declaration as alternative income evidence.

A sole trader or business owner needs an evidence route that matches how the business earns money. Record the Australian Business Number (ABN), trading commencement date and goods and services tax (GST) registration status. Separate gross turnover from income available after business expenses.

Prepare the records relevant to the proposed route. A bank-statement route needs identifiable trading receipts and an explanation of transfers between the client’s own accounts.

For an accountant’s declaration, identify the business, income period and income basis. BAS can explain turnover, but turnover alone doesn’t establish personal repayment capacity.

A Fictional Sole-Trader File

Assume Maya runs Harbour Electrical, a fictional sole-trader business. These are scenario facts, not Liberty eligibility thresholds.

The low-doc route is relevant because Maya’s current income needs alternative verification. The business history and deposit explain the file, but they don’t establish approval. Liberty must assess the income calculation, postcode and security alongside the requested loan.

Bad-Credit Assessment

Liberty’s Fresh Start home-loan material, as at October 2026, lists paid and unpaid defaults, mortgage arrears and past bankruptcy among its assessment variables. Its Fresh Start explanation says Liberty considers the borrower’s financial history and circumstances. That gives a broker a route for discussing adverse credit, without making every event acceptable.

Before requesting an indicative response, give Liberty an event-by-event account. Include the creditor, event type and dates, original amount, current balance and resolution. Explain the cause, what changed and repayment conduct since the event.

The following fictional credit summary is dated 3 October 2026. It could accompany Maya’s income file if these were her circumstances.

A payment receipt supports a cleared balance. Statements support subsequent conduct. A discharge record supports the bankruptcy date and status.

Keep those facts distinct, and explain any mismatch between the credit report and the client’s documents.

Send income limitations and adverse credit together. A favourable response to the utility default alone doesn’t answer the combined low-doc, arrears and bankruptcy scenario. For another lender’s criteria, use the separate Pepper Money lending-policy guide.

Residential Property and LVR Limits

The applicable Liberty limit depends on the income route, credit position, purpose and security together. Liberty’s public product pages, as at October 2026, give the following ceilings. They also state LVR and postcode restrictions, so each figure is a starting boundary for the named product.

The figures come from Liberty’s low-doc, Fresh Start and Flexible product pages. Interest-only lending has further LVR restrictions. Combining features from separate rows doesn’t create a product that accepts all those features at their highest limits.

For Maya, $600,000 divided by $750,000 gives 80%. That sits below the public low-doc ceiling. It still leaves Liberty to assess the established house, exact postcode, income evidence and any adverse credit together.

For a construction enquiry, identify the land, builder and contract, proposed stages and completed value. Ask Liberty to nominate the construction product and drawdown conditions for that file. A limit for buying an established house doesn’t establish a construction limit or permission to fund progressive payments.

Vacant land also needs its own security assessment. Liberty’s 11 July 2024 residential update described eligible-postcode vacant land as sole security for custom deals below 70% LVR. Treat that dated announcement as the basis for a specific scenario question, and obtain the current applicable conditions before relying on it.

Documents and Exception Confirmation

An income and credit pack must let Liberty trace each stated fact to a record. For this assessment, prepare the following material and match the final application checklist to the product Liberty nominates.

  • Identification and the applicant’s borrowing entity details.
  • ABN and trading records, GST status and the selected alternative income evidence.
  • Expenses, liabilities and statements for debts being retained or refinanced.
  • A current credit report, event explanations and evidence of payment, discharge or changed circumstances.
  • Contract or refinance details, exact security address, property description and proposed loan structure.
  • Deposit or equity evidence, purchase-cost funding and any requested cash-out purpose.

Liberty’s 11 July 2024 update directs brokers with difficult scenarios to their business development manager (BDM). A written response is needed when the proposed combination depends on an exception or conditions beyond the published product description. Examples include alternative income with recent arrears, unusual security or construction with adverse credit.

A Written Scenario Request

For the fictional business, a request dated 3 October 2026 can state the facts directly.

Please assess Maya, sole trader operating Harbour Electrical, for an owner-occupied residential purchase. Her ABN and GST registration date from 1 July 2022. The proposed security is an established house in postcode 6155, purchase price $750,000, loan $600,000, indicative LVR 80%. She contributes $150,000 and funds purchase costs separately. Please assess the attached business statements, BAS and accountant’s declaration for the appropriate income route. The credit schedule records a paid $900 default, resolved mortgage arrears and bankruptcy discharged in May 2021. Supporting records are attached. The public low-doc and Fresh Start product pages were read on 3 October 2026. Please identify the applicable product, accepted income evidence, security limit and any exceptions or remaining conditions.

Include requested loan term, repayment type, living expenses and other liabilities in the actual request. Retain the response date, responder and the precise facts Liberty considered. If the amount, security or credit facts change, seek an updated response before treating the earlier view as applicable.

Confirm the Liberty Product and Policy Route

Classify the enquiry by borrower, purpose and security before applying a Liberty policy. As at October 2026, Liberty has separate public home, car, personal, business and self-managed super fund (SMSF) lending destinations.

For a commercial asset enquiry, give Liberty the asset and business-use facts so its business team can nominate the finance product. Don’t treat a consumer car product as confirmed merely because the asset is a car. A business loan secured against a home also needs the business-purpose assessment.

Use the lender-policy guides to keep each lender’s rules separate. Residential low-doc evidence options and property limits stay within their residential product route. They don’t establish acceptable documentation, borrowing limits or credit treatment for the other products.

Keep the product classification in the enquiry and the file note so later assessment uses the same purpose.

Offset Account Eligibility and Linkage

Liberty lists a 100% offset facility with a Visa debit card on its Flexible, low-doc and Fresh Start home-loan pages, as at October 2026. That establishes a product-level feature, subject to the chosen structure and conditions. Liberty’s Flexible home-loan terms exclude offset on fixed-rate products, so a split loan needs the qualifying portion identified.

The public low-doc page lists a $295 annual ongoing fee. Fresh Start lists a $15 monthly ongoing fee and an equalisation fee starting at 0.5%. These are product charges, not a universal standalone offset fee.

Obtain the proposed loan’s rate and complete fee schedule when comparing the cost of retaining cash in the facility.

Liberty describes the facility as available redraw funds held in an offset facility connected to the loan account. Liberty is not a bank, and this facility has no government guarantee. Keep that account condition clear when explaining where the client’s money is held.

For a new loan, request the offset facility with the proposed product and identify the portion it will offset in the loan documents.

For an existing account or a linkage change, use Liberty’s official servicing route. Its Liberty customer support directs customers to Liberty Online and provides 13 11 33 for account assistance.

Before treating a balance as offsetting the loan, retain the following evidence.

  • The signed loan schedule or Liberty confirmation identifying the eligible loan or split and the 100% offset treatment.
  • The facility identifier and Liberty’s confirmation that it connects to that loan portion.
  • The applicable rate, product fees and account conditions.
  • The statement or account record showing the balance and the effective linkage date.

For a hypothetical $600,000 eligible variable loan with $30,000 in its confirmed 100% offset facility, the interest-bearing balance is $570,000. That calculation assumes the full $30,000 qualifies throughout the relevant period. A transfer to an unlinked account or a fixed portion doesn’t establish that result.

Ask Liberty servicing to resolve a missing link or unexpected interest calculation using the loan portion, facility number and transaction dates. Keep its confirmation with the account records before relying on the offset in the client’s repayment plan.
