Westpac Home Loan Lending Policy 2026

Check Westpac refinance and mortgage lending policy for income, loan purpose, construction, non-residents, property security and maximum LVR.

A Westpac home loan depends on the borrower’s income and residency, the property security and the selected product’s credit rules. For a live broker file, apply the named rule and its transition terms to the application date. A general announcement of an “updated policy” doesn’t establish eligibility for every borrower.

Current Westpac Rule and Effective Date

Westpac’s residential credit policy in BrokerHub is the source for the rule that governs a broker application. Its public policy page points brokers to the full policy and segment guides. The product summaries below are current as at October 2026.

Keep the policy evidence with the file. Record the rule title, document version, commencement date, application lodgement date and any transition condition. A date printed on a checklist identifies that checklist’s version.

It doesn’t establish when an unrelated credit rule commenced.

When a notice changes a live application, identify the event that controls transition. That event could be lodgement, approval or another milestone stated in the notice. Preserve the earlier notice if its transition terms still govern the file.

A resubmitted application needs its own assessment against those terms.

Bulma’s Policy Advisor quotes the lender wording behind an answer, which you can retain in file notes. Its last-updated date is separate from the lender’s policy commencement date.

Products and Borrower Purposes

Westpac’s loan-selection guide lists variable, fixed and split structures for home buyers and investors. Flexi First Option is the basic variable route. Rocket Repay and Rocket Investment are the variable routes with offset access.

Fixed Options provides a fixed-rate portion.

The Premier Advantage Package is a package arrangement, not a separate credit approval. Its annual fee is $395 as at October 2026. Eligible package benefits include loan discounts and credit-card fee waivers.

Keep the named card’s eligibility and credit assessment separate from the mortgage application. For an existing Greater Choices loan, record the contract’s product name separately from the new product requested.

For a purchase, refinance or renovation, select the purpose before the rate structure. Construction requires the building evidence below. An investment loan requires the investment repayment settings.

Offset access depends on the eligible variable portion, and borrowing capacity depends on verified income and commitments.

First Home Buyers and Conditional Approval

Westpac participates in the Australian Government 5% Deposit Scheme as at October 2026. Its first-home guide describes deposits from 5% for eligible first home buyers and 2% for eligible single parents. Eligible scheme borrowers avoid lenders mortgage insurance (LMI).

Scheme eligibility, property price caps and Westpac’s credit assessment still apply.

Westpac also has a Family Security Guarantee route. A family guarantee creates exposure for the guarantor and needs independent legal advice. It doesn’t replace the borrower’s ability to repay.

Westpac calls conditional approval “pre-approval” or “approval in principle”. Its current first-home guide gives a 90-day period, with a further 90 days possible if financial circumstances haven’t changed. The remaining steps include the property valuation and final checks before unconditional approval.

Retain the actual approval conditions, outstanding income evidence and expiry date. A price agreed with a vendor doesn’t establish the bank’s security value.

Assess a Westpac Refinance

A Westpac refinance assessment separates the existing debt from new borrowing and the features the client wants. As at October 2026, Westpac’s refinance route includes fixed, variable and split loans.

Record the current balance, loan purpose, remaining term and repayment type. Identify every linked security or guarantee. Separate cash-out for renovations from other new borrowing so the application explains where the money goes.

Compare the proposed repayments over the same remaining term first. Then show any proposed term extension separately, because lower repayments over a longer term can increase total interest. Include discharge charges, fixed-rate break costs and new-loan fees.

A promotional refinance offer doesn’t establish savings or credit eligibility.

Schedule the payout and incoming settlement around the outgoing lender’s discharge requirements. The Westpac discharge guide covers the separate release process. Personal-loan refinancing has its own Westpac product guide.

Priority Refinance

Westpac’s accelerated route is called Priority Refinance. Its April 2023 guide, still linked to the current route, describes activation before the outgoing mortgage transfer finishes. This differs from ordinary settlement timing.

It doesn’t remove the normal credit application or documentation.

Priority Refinance requires eligible new and existing loans and an outgoing lender on the eligible institutions list. Westpac determines suitability under the insurance guidelines. The guide explicitly includes mortgage-broker support.

After approval, the documents include Priority Refinance Authority and additional terms. Required evidence includes building insurance where applicable, the outgoing discharge form and a current balance less than 24 hours old. Disclose all linked loans and guarantees.

The guide says the route costs borrowers no more than a standard refinance, while outgoing settlement-agent fees and break costs can still apply.

Construction and Interest-Only Loans

Westpac construction lending releases money in stages and charges interest on the amount drawn. Its construction option is available with Flexi First Option, Rocket Repay and Fixed Options as at October 2026.

The application needs a signed, dated building contract with payment stages, plans and specifications, plus variations or quotes where applicable. Supply a quantity surveyor report if the valuer requests one. Before the first builder payment, approved plans and the required builder insurance must be in place.

Pay the borrower’s own contribution before the first progress payment. The final draw requires a satisfactory valuation inspection and new building insurance. The commencement letter sets the building-phase requirements.

Westpac’s page includes licensed-builder and owner-builder projects, subject to assessment. Broader owner-builder requirements are a separate topic.

Westpac’s broker summary gives construction limits of 95% loan-to-value ratio (LVR) for owner-occupiers and 90% for investors, including LMI. The non-LMI limit is 80%. These are construction boundaries, not an entitlement for every property or borrower.

Interest-Only Period and Reversion

Westpac’s interest-only terms, as at October 2026, allow up to five years over an owner-occupied loan’s life. Investment loans have a maximum of 15 years, subject to approval. The investment page pairs the 15-year option with an LVR up to 80%.

Westpac’s broker summary separately describes investment interest-only lending up to 90% LVR including LMI. That higher LVR doesn’t establish eligibility for the longest interest-only period. Record both the permitted LVR and the approved repayment period in the file.

At expiry, the loan switches to principal and interest unless a further period is approved. Reversion repayments must repay the balance over the remaining term. An extension requires income, expense and liability details.

For a new construction or investment loan, complete the new-loan application and its outstanding evidence conditions.

Fictional Construction File

Assume an owner-occupied project has a bank-assessed completed value of $900,000 and total land and build costs of $800,000. The borrowers contribute $160,000 and request $640,000. The proposed LVR is 71.1%, below the published 80% non-LMI construction boundary.

The borrowers use their contribution before Westpac’s first progress payment. Assume the first funded draw is $120,000. Interest applies to that drawn balance, then increases as later approved draws increase the balance.

A hypothetical 12-month interest-only construction period on a 30-year loan leaves 29 years for principal and interest repayments. The servicing assessment must support those later repayments. This example demonstrates the structure and doesn’t assume Westpac approves the valuation, contract or applicants.

Maternity Leave and Foreign Income

Westpac can consider paid parental leave and return-to-work income, but each belongs to a different period in the cash-flow assessment. Its parental-leave checklist carries an April 2023 version and remains publicly available as at October 2026.

The employer letter records leave commencement, return date and whether the return is full-time or part-time. It includes gross and net return income, the employer’s Australian Business Number and signature. The checklist sets a maximum letter age of six weeks at formal application.

Show current leave payments separately from future earnings. Record savings available to cover the period before work resumes, ongoing housing costs and the expected childcare expense. An unchanged pre-leave salary doesn’t prove that the client will return on the same hours.

Westpac’s February 2026 minimum-document checklist sets specific foreign-income evidence. Salary requires two consecutive foreign payslips or a year-to-date payslip covering two pay cycles. In both cases, supply at least three months of bank statements showing consistent salary credits.

Foreign pension evidence includes a government letter and at least three months of matching credits. Foreign rent requires six months of consistent credits. The Translation Checklist in BrokerHub accompanies foreign-income submissions.

Keep the source currency and gross income visible. Record foreign tax, Australian tax residency and the proposed Australian-dollar conversion separately. Only enter the income accepted under the applicable currency, tax and residency rule.

A retail exchange-rate quotation doesn’t establish the servicing conversion or income shading used by credit.

Non-Residents, Security and Maximum LVR

Westpac’s public broker policy, as at October 2026, states that residential lending isn’t available to non-Australian-resident borrowers. Citizenship, residence and visa status are different facts. An Australian passport alone doesn’t resolve an overseas-residence case.

For an Australian-resident applicant on a temporary visa, record the visa subclass, expiry date and each joint applicant’s status. For a citizen, record current residence and income location. Use the temporary-resident guide for the broader distinction between lenders.

Match the security to the proposed purpose. Record the property address, dwelling type, title, valuation and proposed loan amount. Identify unusual security characteristics before applying a headline LVR.

For example, Westpac’s investment page as at October 2026 describes principal-and-interest loans up to 95% LVR with LMI. Its 15-year interest-only option is limited to 80% LVR. The construction limits above apply to the construction route.

A standard investment ceiling doesn’t approve every location, dwelling type or residency combination.

For a residency-sensitive edge case, send the exact borrower status, visa evidence and income currency with the security details and requested structure. Ask Westpac credit to address the named eligibility rule and the required exception, if applicable. Retain written confirmation with the application instead of treating a general product enquiry as credit consent.

Westpac Bridging Structure and Fees

Westpac has an owner-occupied bridging loan with capitalised interest for up to 12 months as at October 2026. The bridging product terms exclude investment purchases, debt consolidation and residential lending through family or company trusts.

Peak debt is the debt during the purchase-and-sale overlap. Include the existing loan, new purchase funding and transaction costs, then allow for capitalised interest. End debt is the amount remaining after net sale proceeds reduce that debt.

Westpac’s broker policy describes assessment on end debt where applicable.

Use a realistic sale value and deduct selling costs before estimating proceeds. A delayed sale increases capitalised interest. A lower sale price leaves more end debt.

The proposed exit must support the ongoing loan after the bridge closes.

Westpac’s published bridging charges are a $600 establishment fee, $100 document-processing fee and $8 monthly loan-account fee. The discharge fee is $350 per settlement activity. These are Australian-dollar lender charges as at October 2026.

Interest and external costs, such as conveyancing and property-sale expenses, sit outside those amounts.

The published rate increases by one percentage point after the first three months. Include that step when comparing expected sale timing with a longer bridge. Don’t apply ordinary package fee waivers to bridging without the applicable product terms.

Offset Account Eligibility and Linkage

A Westpac Choice account becomes an offset when linked to an eligible Rocket Repay Home Loan or Rocket Investment Loan. Westpac’s offset instructions allow up to 10 accounts per loan as at October 2026. Each account links to one loan, and the account holder must be a borrower.

The combined balance offsets the eligible loan dollar for dollar. Fixed portions and Flexi First Option don’t have offset access. The monthly Choice account fee is waived while linked.

If unlinked, a $5 monthly fee can apply. Loan fees and any Premier Advantage Package fee are separate.

  1. Open a Choice account in an eligible borrower’s name if one isn’t available.
  2. After settlement, wait two days before requesting the link. In the app, search “Manage offset accounts”. Online Banking uses Service, then Account services, then Manage offset accounts.
  3. Select the intended eligible loan and follow the prompts. Linking can take up to five business days.
  4. To change the arrangement, select the linked account and follow the unlink prompts. Request the new eligible link through the same management screen.

Before a refinance or product change, record the loan portion and account currently linked. Afterwards, check the displayed relationship and the loan statement’s interest treatment. Keeping the same transaction account doesn’t establish that it offsets a replacement loan.

Borrowing Capacity and Documentation

Westpac borrowing power is an estimate until the lender assesses the complete application. Its home-loan calculator gives that distinction as at October 2026.

Income before tax, living expenses and existing financial commitments affect the amount. Include dependants, credit-card limits and other loan repayments. Loan term and the assumed interest rate affect repayment capacity.

Westpac can assess at a higher rate than the advertised product rate.

A larger deposit can improve the proposed LVR without increasing the income available for repayments. Keep security eligibility separate from serviceability. Save the calculator inputs and date with the estimate, then replace that estimate with the approved amount when credit assessment finishes.

Reduced Documents for Self-Employed Applicants

Westpac’s Fast Track assessment, as at October 2026, uses the last two years’ personal Australian Taxation Office (ATO) notices of assessment. Eligible applicants have traded in the same business for two full financial years. Their assessed notice income must meet serviceability without extra income adjustments.

The public broker summary sets an 80% LVR ceiling for the ordinary Fast Track route without LMI. Eligible medical-professional waiver cases have separate criteria. This is an income-verification method, not permission to declare income without evidence.

Deduct capital gains from taxable income. Don’t add rental income already counted in those notices a second time. Select Fast Track in ApplyOnline and submit the required notices under that method.

An ineligible application reverts to regular self-employed assessment.

The current official residential material describes Fast Track and standard self-employed assessment, rather than establishing a separate self-declared low-doc home loan. Match the verified evidence route to the applicant’s income. The completed submission must show the requested amount, accepted income and any unresolved credit conditions before the client relies on it.
