Westpac Discharge Authority: Form and Steps

Find the Westpac discharge authority, prepare the form and release instructions, track the payout request and confirm mortgage discharge completion.

A Westpac discharge authority instructs the bank to pay out a loan or release the property securing it. Start with Westpac’s Property and Security Request form, identify the transaction and prepare the details before submitting the authority.

For a sale or refinance, keep the request linked to the settlement date and the solicitor or conveyancer handling the release. Paying the balance down to zero doesn’t by itself remove the mortgage from the title.

Identify the Westpac Release Route

Use the Westpac Property and Security Request entry page for a home loan release. As at October 2026, it covers selling, paying off a loan, changing security, porting a loan and refinancing to another lender.

  1. Identify what the client wants released. Record each secured property and every facility it supports, including any loan split or guarantee.
  2. Decide whether the loan is to close or remain open. A sale with full repayment differs from a partial security release.
  3. Select the request that matches that outcome. The entry page asks whether you’re the borrower and includes a Broker option for someone acting on the borrower’s behalf.
  4. Reconcile the requested release with the remaining security. Keep a property that will remain mortgaged clearly separate from a property being released.

For portability, Westpac’s current instructions require contact with a home loan expert first. Request that the loan remain open and enter “Application for portability” under Additional information. Include settlement dates for the existing property and any replacement property already identified.

Business customers have a separate Business Release of Security route. The customer’s lending arrangement determines that route, so a residential property alone doesn’t establish which form applies. It can secure business borrowing too.

Prepare Westpac’s Required Details

Prepare the borrower, banking and property details together so the Westpac request identifies the correct loan and security. As at October 2026, Westpac’s paid-off home loan instructions say all parties and guarantors must sign.

Use this preparation checklist before opening the form. Complete the fields the selected request presents for the client’s transaction.

  • Borrower names and current contact details, with guarantors and other security providers identified.
  • Loan account identifiers from current statements, including the bank, state and branch number (BSB) where required.
  • Each property address and its title reference, with a clear instruction to release or retain it.
  • The solicitor or conveyancer’s contact details and the anticipated settlement date. For refinance, include the incoming lender’s details where requested.
  • Instructions for repayment and any remaining loan, plus account details for surplus funds or a shortfall when the form requests them.
  • The required signatures, checked against the parties named in the request.

For a business request, Westpac also lists the latest Business Finance Agreement and details of existing loans, term deposits and new security. Its business process asks for settlement contacts and the branch for document delivery. Have those records ready alongside the security-provider details.

Resolve a Mismatch Before Submission

Record an inconsistency in a short discrepancy note instead of silently changing a name or account number to make the records agree. Include the field, the two conflicting values, the source of each value and the correction Westpac needs to confirm.

For example, a hypothetical client’s statement shows “Alex Morgan”, while the title shows “Alexandra Morgan”. Keep both records and ask Westpac what evidence it needs to reconcile the names. Send the explanation through the bank’s instructed channel and retain its response before using the corrected details.

When a security or facility is missing, add it to the same record and explain whether it must be released or retained. For business requests, contact the relationship manager or use the enquiry link on Westpac’s business release page to resolve missing information.

Monitor the Payout Task

Track the submitted authority against Westpac’s receipt and the settlement target, then follow up any item that prevents the bank preparing the payout. As at October 2026, Westpac’s home loan discharge guidance provides 1800 807 693 for help and payout enquiries.

Keep the submitted version and its delivery evidence. Record any acknowledgement or reference Westpac provides, the target date and the person handling follow-up. Ask the bank to confirm receipt if delivery evidence is your only record.

At each follow-up, establish whether Westpac needs another signature or corrected detail, whether the target date is recorded and whether the payout is ready. Record the bank’s answer and assign each outstanding item to a named person. If the date changes, notify the bank and settlement representative so they can update the request and figures.

Use the Settlement Payout Amount

An account balance shows what is posted to the loan at that point. An indicative payout is an estimate that can change with interest, fees, repayments and redraws. Use the settlement payout amount for the agreed payout date when arranging funds.

Westpac’s indicative payout guidance says indicative figures are valid for one business day. It says the final figure arrives three to five days before settlement. For account closure after a sale, refinance or full repayment, it directs customers to the Property and Security Request instead of an indicative-payout request.

If the final figure hasn’t arrived within that stated window, follow up with the request reference and settlement date. Have the settlement representative confirm the amount required for the actual settlement, including any shortfall the client must fund.

Separate the Discharge Fee From Other Costs

Westpac’s Rocket variable home loan with offset page lists a $350 loan discharge fee per settlement activity as at October 2026. That published product fee doesn’t establish every client’s contractual charge. Match the client’s loan terms to the fees shown in their payout information.

Keep the lender’s discharge fee separate from interest due to payout and any fixed-rate break cost. Record government discharge-registration costs and solicitor, conveyancer or settlement-platform charges separately too. Ask Westpac to explain an unexpected lender charge before the settlement representative relies on the total.

Verify Westpac Completion

Confirm the settlement outcome and assign responsibility for checking the mortgage release, with evidence for each property the client asked Westpac to release. A settled payout and a registered discharge are separate checkpoints.

  1. Obtain the settlement representative’s confirmation that settlement completed. Retain the actual date and the payout record.
  2. For a full closure, retain Westpac’s confirmation that the home loan closed. As at October 2026, its Request a Document service includes a home loan closure letter with the closure date.
  3. Ask the solicitor or conveyancer handling the release to check its lodgement and registration progress. For a standalone discharge, record whether Westpac or another representative is handling registration.
  4. Retain confirmation that the requested mortgage has been removed from the relevant title. For a partial release, check that the released property matches the authority and the retained security matches the agreed arrangement.

If the loan closes but the discharge is still outstanding, keep the registration task open with a named owner and follow-up date. A closure letter supports account closure. It doesn’t replace the evidence that the mortgage release has progressed on the title.

Find and Submit the Current Online Form

Find the current Westpac discharge form through the bank’s Property and Security Request entry page. As at October 2026, it directs borrowers and representatives into the applicable online route. Use the choices for your actual role and transaction.

For the home loan process described on Westpac’s paid-off loan page, complete the online request and obtain all required signatures. Westpac lists return by scanning and emailing to securityvariations@mortgage.westpac.com.au, taking the form to a branch or posting it. The postal destination is Discharges and Portabilities, Westpac Home Ownership Services, PO Box 2755, Adelaide SA 5001.

Follow the return instructions presented for the selected route. Keep the completed signed form, the email or branch receipt and any bank acknowledgement. If you post it, retain a copy and delivery evidence, then confirm receipt with Westpac.

Online Form and PDF Downloads

A completed form downloaded for signing is different from a blank discharge form saved months ago. Start from the current entry page each time instead of relying on a saved PDF or an old form link.

Westpac’s business release page says there is no downloadable blank version of its Business Release of Security form. Business customers must use the online version, and can download the completed form as a PDF. That instruction applies to the business process, not every home loan request.

Give the bank the previous reference so it can identify the existing request before you send a replacement. Retain the new acknowledgement and confirm which version Westpac will process for the recorded settlement date.
