Mortgage Discharge Guides by Bank

Find the mortgage discharge guide for a client's current bank and prepare the bank-specific form, authority and follow-up steps.

Use these mortgage discharge guides to find the steps for the lender your client is leaving. Each bank guide covers its discharge form, borrower authority and follow-up route. For the broader sequence, read the general discharge of mortgage guide.

Choose a Bank Discharge Guide

Choose the guide for the lender holding the existing mortgage. When refinancing, this is the outgoing lender, even if you’ve already arranged the replacement loan elsewhere. Match the name on the client’s current loan statement to the bank list below.

For a big-four loan, use the matching guide for Commonwealth Bank, National Australia Bank, Australia and New Zealand Banking Group or Westpac. Keep the loan’s brand in view: a St.George loan has its own guide, even though St.George is part of Westpac.

Follow the same approach for Bankwest and ME Bank. Use the brand shown on the loan documents instead of substituting a banking group’s name. If the statement names ING, HSBC Bank Australia or Macquarie, open that lender’s guide.

For loans with Brighten, RESIMAC or Suncorp, start with the matching guide and follow its instructions for the loan concerned. If your client has mortgages with different lenders, use a separate guide for each outgoing lender.

Before opening a form, gather the details you’ll use:

  • Loan account numbers and the names of all borrowers, plus any guarantors.
  • Current contact details and the client’s address after settlement.
  • The property address and title reference, if available. Identify each property to be released.
  • The intended settlement date and reason for the request. Specify whether the client is selling, refinancing or repaying the loan.
  • The solicitor or conveyancer’s contact details, or the incoming lender’s settlement contact for a refinance.

Also identify any loans or properties that must remain in place. Take those details into the bank guide so you can choose the relevant full or partial release instructions.
