NAB Mortgage Discharge Authority: Form and Steps
Use NAB's current mortgage discharge instructions, complete the required authority, follow up the request and verify settlement completion.

To discharge a National Australia Bank (NAB) mortgage, choose the bank’s personal online form or business security PDF, then authorise the exact release required. This guide is for brokers preparing an outgoing NAB loan for sale, refinance or a security release.
A submitted authority starts the request. Completion requires evidence of the agreed payout and release.
Choose the NAB Discharge Instruction
Start from NAB’s mortgage discharge page and choose the customer type that matches the existing banking relationship. As at October 2026, NAB provides a personal online route and a business mortgage and security route. The bank lists sales, refinances, release after repayment and family-guarantee release as reasons to use an authority.
- Select the correct route. Personal customers can use the online mortgage discharge form through NAB’s checklist. Business customers use the PDF linked from the business discharge checklist. NAB’s personal online form excludes ubank home loans.
- Obtain a fresh copy. Follow the bank’s current link instead of a saved third-party form. The linked business PDF carries form code A172664-0724. Compare that identifier with your saved copy and retain the downloaded version with the file.
- Define what must be released. List the loan accounts to close separately from the properties, business securities or guarantee to release. Obtain NAB’s agreement on any security that will remain for continuing debt before treating the request as a full release.
For example, repaying one split loan does not establish that a second loan’s security or a family guarantee has been released. Write the intended outcome for each account and security so the authority cannot be read as a request to close everything.
NAB’s current checklists require at least 10 business days for processing. Build that lead time into the proposed settlement date, with extra time to correct missing information.

Complete the NAB Form
Prepare the borrower and security details before opening the form, then match each instruction to the records supporting it. As at October 2026, NAB’s personal checklist asks for borrowers, loan accounts, property details and authorised representatives. It also requires refund details and a NAB transaction account for fees or government charges.
Have the bank state branch (BSB) number and account number ready. The personal form cannot be saved incomplete and resumed later. Customers with more than five properties, property owners or loan accounts must call 1300 880 142 for help.
The current NAB Mortgage and Business Security Discharge Authority separates its instructions into four sections.

- Reconcile the entries. Use statements for account numbers and the conveyancer’s records for property descriptions. Get the proposed date from the party coordinating settlement. Leave a disputed payout or uncertain signatory authority with NAB to resolve before submission.
- Obtain the required authority. For the business form, security owners sign and borrowers closing loans also sign if they are different people. NAB accepts wet or digital signatures on this form. A broker’s nomination to receive information does not replace a required customer signature.
- Check the signed version. Confirm that the requested release, account instructions and signatories agree. Keep the whole completed form together so a signature page cannot be separated from its instructions.
Follow Up the NAB Request
Submit through the chosen NAB route and keep evidence of what you sent before following up. As at October 2026, NAB’s business checklist directs completed, signed forms to discharge.authority@nab.com.au, with the contract of sale for a sale. The personal route is the online form.
- Retain the submission record. Save any online confirmation supplied, or the sent business email and exact attachments. Record the date, customer names, accounts, securities and proposed settlement date. Add NAB’s reference when it is provided.
- Check receipt and outstanding requirements. For personal requests, NAB publishes 1300 622 276 for brokers, solicitors and conveyancers. For business requests, use the client’s banker or NAB’s business support contacts. Give the reference and ask which items remain open, who must supply them and whether the proposed date is workable.
- Correct the specific problem. Identify the affected instruction and send the required amendment through the channel NAB gives for that request. Keep the reference on the correspondence and record NAB’s acknowledgement of the change.
Use the same request record to avoid competing versions when circumstances change.

Record an item as resolved when NAB confirms the correction, not merely when you send it. If settlement is approaching with an open requirement, tell the conveyancer and client which item prevents progression.
Close the NAB Discharge
Close your request record only after the settlement parties confirm the agreed account treatment and security release. As at October 2026, NAB’s home loan closure guidance distinguishes closing an account from discharging its mortgage. A zero balance alone does not prove either instruction is complete.
- Confirm the final payout. Obtain NAB’s figure for the actual settlement date through the settlement coordinator. Reconcile interest and fees with the funds available, including any client contribution for a shortfall. NAB’s payout includes accrued interest and applicable charges, so a statement balance is insufficient.
- Confirm settlement and release. Obtain the settlement result from the conveyancer or incoming lender. Ask the conveyancer for evidence that each requested mortgage release is completed. For a guarantee or business security release, retain NAB’s written confirmation identifying the obligation or security released.
- Retain closure evidence. NAB says a home loan closing statement is available through Internet Banking or by mail according to the customer’s preferences. Keep that statement where an account closes, alongside the authority, payout record and release evidence.
NAB’s home loan fee schedule, dated 1 November 2024, lists a $350 mortgage discharge fee. Its current business fee page also lists $350. Government charges and an economic cost for early fixed-rate repayment can add to the payout.
Obtain the fees applying to the client’s loan in NAB’s payout details. Keep the funds instructions consistent with the final amount.
Compare the completed outcome with the original request one account and security at a time. If the account is closed but a requested release remains unresolved, keep that release open and follow it up with NAB and the conveyancer.
