Bankwest Mortgage Discharge Form: Authority and Steps
Find the current Bankwest discharge form, check borrower details and payout figures, then confirm the mortgage is released after settlement.

The Bankwest discharge form authorises the bank to release mortgage security for a sale, refinance or paid-off loan. Download it from Bankwest’s broker forms page, reconcile the release instructions with your client’s records and return the signed authority through its stated channel.
Keep the request open until the debt treatment and property release are both confirmed. A submitted authority starts the process, and a zero loan balance alone doesn’t establish that the mortgage has left the title.
Identify the Bankwest Release Request
Identify every Bankwest loan and property involved before selecting a full or partial discharge. Compare the client’s intended result with the existing security arrangement, including any guarantor property.
- Obtain the current authority. As at October 2026, Bankwest’s broker forms page lists the discharge PDF under Loan maintenance. Use that listing each time instead of a form saved from an earlier file.
- Select the release type. Bankwest’s authority dated 20 August 2026 distinguishes full discharge with or without settlement from partial release. It also has separate options for ownership changes and security substitution.
- List what stays and what goes. Identify the loans to close, any loan to retain and each property to release. Compare this list with statements and the client’s instructions before completing the authority.
For a partial sale, Bankwest’s dated authority says assessment may be required and sale proceeds of up to 100% may reduce remaining debt. Don’t promise your client surplus proceeds before the bank sets the release conditions.
For example, a client selling one of two secured properties needs a partial-release request if the other property and lending remain. Paying money into the loan doesn’t identify which mortgage security Bankwest must release.
Your client can also request the form by messaging Bankwest through its app or online banking. That route appears in Bankwest’s discharge instructions, as at October 2026. Keep a copy of the issued form alongside the client’s release instructions.

Reconcile the Authority With the Transaction
Reconcile the Bankwest authority against account records, property records and the sale or refinance instructions before anyone signs. Bankwest’s 20 August 2026 authority requires signatures from all borrowers, guarantors and security owners.
Use this check before returning the form.

Record missing information in your file notes with the responsible person and a follow-up date. Leave a disputed instruction unresolved until that person supplies the record. Guessing an account number or settlement date can send the request down the wrong path.
If a representative signs for a borrower, establish their authority before submission. Have Bankwest confirm the documents and signing method needed for that person’s circumstances. Don’t assume authority to discuss a loan also permits signing a security release.
Before the client signs, read the completed request back against the agreed transaction. For a partial discharge, name the retained property as well as the released property in your file notes. This makes an accidental full-release instruction easier to spot.
Track Receipt and Payout Readiness
Track Bankwest’s receipt separately from its readiness to settle. Save the exact signed version sent, the submission date and delivery evidence, then record the bank’s reference when it arrives.
As at October 2026, the Bankwest authority accepts Bankmail, email to supportingdocs@bankwest.com.au or post to Bankwest, Reply Paid GPO E237, Perth WA 6841.
- Return the completed authority. Follow the current form’s return instructions and keep evidence of the chosen delivery channel. A sent email or postal receipt shows dispatch, so obtain confirmation that Bankwest has the request.
- Record outstanding conditions. Give each missing item a responsible person and due date. Keep the settlement representative informed when a signature, release condition or document remains outstanding.
- Obtain the settlement payout. Record the date the figure applies to and reconcile the bank’s charges with the settlement statement. Confirm how any shortfall will be funded before the representative treats the file as ready.
- Update changed dates. If settlement moves, tell Bankwest and the representative immediately. Obtain a payout valid for the new date and confirm whether any other readiness item needs updating.
Bankwest’s discharge support page says, as at October 2026, that it sends a fee-breakdown letter after receiving the authority. Use that transaction-specific breakdown to answer your client’s mortgage discharge fee question. Keep it with the payout correspondence and have any unexplained difference resolved before settlement.
If no acknowledgement arrives, ask Bankwest to locate the submission using its date, delivery channel and affected accounts. As at October 2026, Bankwest’s contact page directs customers to app messaging and lists 13 17 19 for general enquiries. In online banking, Bankmail is under Message centre.
Ask for the expected next action and the outstanding items on this request. Agree a follow-up date tied to the proposed settlement, without treating it as a guaranteed discharge turnaround.
Confirm the Security is Released
Confirm repayment with Bankwest and confirm settlement and mortgage-release status with the participant handling the property transaction. Keep these confirmations as separate records so a completed payment doesn’t close an unfinished release.
- Confirm the debt outcome. Obtain Bankwest’s confirmation that the intended accounts are closed or that retained lending reflects the agreed partial-release outcome.
- Confirm settlement. Ask the solicitor, conveyancer or refinance settlement representative for the completed settlement record and the discharge document reference.
- Confirm registration. Ask the lodging participant for registration confirmation or a current title record showing the intended Bankwest mortgage has been removed from the released property.
- Resolve an incomplete release. If the mortgage remains, establish whether the discharge is awaiting lodgement, registration or correction. Give the bank and lodging participant the reference and property details so they can resolve the specific unfinished step.
Landgate’s title guidance, as at October 2026, explains the Western Australian distinction. Repaying a mortgage doesn’t automatically remove it from the title. A discharge document must be lodged to clear that registered interest.
For a paid-off loan without a sale or refinance, establish who will arrange the discharge lodgement and obtain their completion evidence. For a partial release, check the released property individually and retain Bankwest’s confirmation of the continuing lending arrangement.
Close your discharge task when the confirmed debt outcome matches the client’s instructions and registration evidence shows the intended security release. If registration is still pending, keep that item assigned to the lodging participant with a follow-up date.
