Bankwest Home Loan Lending Policy 2026

Will Bankwest accept this construction or self-employed file? Check its lending policy for income records, interest-only terms, security and exceptions.

A Bankwest home loan can accommodate self-employed income, construction and interest-only repayments when the borrower meets the bank’s income, security and servicing conditions. The document route changes with how the borrower earns their income and how the loan will be repaid. Match those facts before selecting the product.

Bankwest’s broker checklist dated 30 September 2026 includes distinct self-employed routes and construction documents. Its current product documents also include bridging finance. Use this page alongside the lender policy guides when deciding which conditions affect your client’s file.

Construction Loans

Bankwest construction lending requires a fixed-price contract, plans and a progress-payment schedule, with funds released against the approved work. The broker checklist dated 30 September 2026 identifies the submission documents. Bankwest’s construction terms govern when the money can be advanced.

Prepare the following evidence for the construction file.

  • Fixed-price building contract and its payment schedule. The checklist permits an unexecuted contract for New South Wales and Australian Capital Territory properties at submission.
  • Plans, specifications and building approvals.
  • Valuation covering the proposed completed dwelling and its costings.
  • Funds-to-complete breakdown, with a declaration for gifted funds when applicable.
  • Builder’s contract works insurance showing Bankwest’s interest as mortgagee.
  • Each builder invoice and the customer’s progress-payment authority.

Under Part C of Bankwest’s home loan terms, as at October 2026, the borrower’s stated contribution goes in before loan advances. The terms allow up to six progress payments, subject to completed-work invoices and any required inspections. Costs above the approved amount need prior written consent and aren’t automatically funded.

The progress-payment authority, dated 31 January 2025, records the builder, invoice number, payment amount and customer signature. The customer confirms the work is satisfactory. Bankwest’s inspection checks the construction stage and doesn’t replace the customer’s quality inspection.

Bankwest’s application requirements, as at October 2026, require a licensed builder and exclude owner-builders. They also exclude cost-plus contracts. Owner-builder clauses in general loan terms don’t override that current application rule.

Fictional Build: Contribution and Draw Controls

Suppose a client owns an unencumbered block worth $300,000 and signs a $500,000 building contract. They propose a $400,000 loan and a $100,000 cash contribution to the works. Assume Bankwest accepts an $800,000 completed valuation, giving a loan-to-value ratio (LVR) of 50%.

The client also holds $25,000 separately for variations and unexpected costs. That reserve is a planning assumption, not a Bankwest-mandated contingency percentage. It doesn’t increase the approved loan limit.

The client applies the $100,000 contribution first and retains receipts. A later $75,000 invoice needs to match the approved stage, with the customer’s authority and any inspection Bankwest requires. A builder asking for $90,000 against that stage needs the extra $15,000 resolved before payment.

A lower valuation changes the LVR even when the contract price stays fixed. Changes to the builder, approved plans or costs also need resolution before further draws. The construction evidence guide explains the broader funding process across lenders.

Interest-Only Requests

Bankwest accepts applications for interest-only periods of one to five years, with approval dependent on affordability after that period ends. Its repayment information sheet dated 2 September 2024 remains linked from the broker help centre as at October 2026. It discusses both owner-occupier cash-flow needs and investment purposes.

Interest-only repayments pay the interest without reducing principal through the scheduled payment. When principal-and-interest repayments begin, the borrower has less time left to repay the same debt. A smaller initial payment doesn’t establish greater borrowing power.

Record the loan purpose, proposed LVR, total term and requested interest-only period in the servicing calculation. Assess the repayments over the remaining principal-and-interest term. Use Bankwest’s current Serviceability and Eligible Incomes policy and calculator for its assessment inputs.

For example, five interest-only years within a 30-year loan leave 25 years to repay principal. For a ten-year loan with the same interest-only period, principal must be repaid in the remaining five years. Bankwest’s sheet warns about an extension that leaves less than five years after the requested interest-only period.

After the final draw, a loan approved as interest-only until fully drawn moves to principal and interest. The guide also describes approved three- or five-year interest-only terms continuing after construction. Record the approved reversion date and repayment structure in the loan schedule.

Bankwest’s broker forms distinguish changing products within an existing interest-only term from requesting a new repayment structure. Existing interest-only approval doesn’t establish an extension entitlement. Treat a longer period as a fresh servicing and eligibility question.

Self-Employed Income

Bankwest’s 30 September 2026 broker checklist accepts different income records for salaried business owners, sole traders and borrowers relying on company or trust profits. It specifies a minimum 18-month Australian Business Number (ABN) or Australian Company Number (ACN) registration at an LVR of 80% or less.

The salary route requires regular salary for at least six months and no reliance on additional business income. The checklist refers income calculation to the full Serviceability and Eligible Incomes policy.

Match the Periods Before Counting Income

Match each tax return to the financial statements for the same period. Reconcile the personal NOA with the return and identify where wages or distributions appear in the business accounts. Counting salary once in the personal income and again without adjustment in business profit can overstate servicing.

A recent profit and loss statement or business activity statements can explain falling revenue or a new contract. These are supporting evidence, not an automatic substitute for Bankwest’s stated tax-document route.

If the client needs retained business profit as well as salary, use the company, trust or partnership route. A new entity, inconsistent tax periods or an LVR above the stated 80% condition changes the policy question. Describe that difference in a written credit proposal instead of applying the 18-month rule to every self-employed loan.

Credit Policy, Security and Exceptions

Bankwest’s current credit-policy source is Product and policy in the official broker portal, accessed through Policy Search. As at October 2026, the public broker page directs self-employed and serviceability questions there. The public submission checklist carries the version code 300926, meaning 30 September 2026.

Keep the specific policy title and effective date with the scenario assessment. A product’s target market determination describes intended customers and distribution conditions. It doesn’t replace Bankwest’s credit policy or the loan’s approval conditions.

Calculate LVR from the proposed debt and accepted security value. Identify cash available after purchase costs, the source of the contribution and whether funds are borrowed or gifted. Separate owner-occupied use from investment use, including the purpose of additional borrowing.

Bankwest’s Simple Home Loan target market determination dated 27 May 2026 requires acceptable residential security and repayment capacity. It describes lenders mortgage insurance (LMI) for deposits below 20%, subject to exceptions or acceptable guarantor security. LMI protects the lender.

An exception request needs the exact property type, location, valuation and requested loan structure. Add the income route and the evidence supporting repayment capacity. A deposit alone doesn’t establish that Bankwest accepts the property or requested term.

Bankwest’s broker help centre, as at October 2026, directs complicated credit scenarios to Retail Credit on 1300 130 881. Ask for a response to the specific departure from policy. Keep that response with the file.

A fictional clarification request could read as follows.

The borrower has 20 months’ ABN registration and seeks a $640,000 owner-occupied loan against an accepted $800,000 valuation. The 30 September 2026 checklist states 18 months’ registration at LVR of 80% or less. The company-profit route supplies the latest returns and corresponding financials. Does the proposed five-year interest-only period change the applicable income or security conditions? Please identify the governing policy and any additional conditions.

This identifies the unresolved condition without describing a policy exception as approved.

Check Bankwest Bridging Availability

Bankwest currently has a Simple Bridging Home Loan for buying a new property before receiving the proceeds from selling an existing one. Its target market determination starts on 27 May 2026. It lists Bankwest-accredited brokers and staff-assisted channels as distribution routes.

The product has a variable rate and a term of up to six months, subject to an agreed longer period or extension. Sale proceeds reduce the bridging loan. Monthly interest-only repayments or interest capitalisation are available under the approved structure.

Peak debt is the total debt during the purchase-and-sale overlap. Include existing debt, purchase funding and transaction costs, with any capitalised interest. End debt is what remains after applying net sale proceeds.

Submit the expected sale price, sale costs and proposed timing with evidence of both properties and all existing commitments. Calculate the ongoing loan repayments after the sale. A delay or lower sale price changes that repayment position and the amount needed to clear the bridge.

Bankwest’s document requires capacity to service both the bridging arrangement and any continuing loan without substantial hardship. An online enquiry leads to a staff-assisted channel. The current Simple Bridging product is distinct from the withdrawn Mortgage Shredder Bridging product in Bankwest’s historical product register.

Bankwest Home Loan Review: Fit and Constraints

Bankwest fits a client when its accepted income records support servicing and its product features match the repayment plan. As at October 2026, Bankwest provides an accredited broker channel with policy search and upfront valuation tools. Review that lending fit separately from general banking-service reviews or live rate rankings.

A salaried business owner who doesn’t need business profit has a different evidence burden from an owner who does. A borrower building a home needs the funds and draw controls to work throughout construction. A client requesting interest-only repayments needs to afford the later principal repayments.

The Complete package costs $395 a year under Bankwest’s package information sheet dated 15 June 2026. It waives application, valuation and progress-payment fees and includes optional offsets without monthly offset fees. Compare those savings with the annual fee and the features the client will actually use.

Fixed repayments provide rate certainty for the fixed period, but early repayment or a refinance can incur break costs. Variable lending allows more repayment flexibility and full offsetting on eligible products. A client holding substantial savings needs the offset percentage considered beside the loan rate and fees.

Use the income and security facts to calculate Bankwest borrowing power. The lender’s final assessment determines the approved amount. A calculator estimate or a general review can’t establish approval for an unusual property or an exception request.

Current Bankwest Home Loan Products and Features

Bankwest’s current product documents list Simple variable lending, Complete Variable, Complete Fixed and standalone Fixed Rate lending. The current product register, as at October 2026, lists their target market determinations. The Simple documents start on 27 May 2026 and the Complete documents start on 29 May 2026.

Simple and Complete Variable support owner-occupied and investment purposes, including construction. Complete Fixed covers established-property purchases and refinancing, with fixed periods of one to five years. Its 29 May 2026 determination provides for variable repayments after the fixed period and possible break costs for ending it early.

Complete is a package applied to eligible loans, with at least $200,000 of home lending when it starts. It can combine Complete Variable and Complete Fixed portions. An existing loan’s schedule identifies the product and features that govern that facility.

Offset Features by Loan Portion

Bankwest’s offset account page, as at October 2026, permits up to nine accounts per eligible home loan. The Mortgage Saver sheet dated 1 May 2026 explains full and partial offsetting. Each account must be linked to the intended eligible loan.

The $395 annual Complete package fee is separate from the monthly offset fee. A split loan’s fixed portion doesn’t gain 100% offsetting because its variable portion has that feature.

For example, a fictional $50,000 offset balance reduces the interest-bearing balance by $50,000 on an eligible variable portion. On a 40% fixed offset, the same balance reduces it by $20,000. The account’s cash balance stays available to the customer.

Bankwest says customers can convert an existing transaction account by messaging in the Bankwest App. Give Bankwest the account number and the intended loan portion when nominating or changing the link. The broker rework forms also support adding an offset during application changes.

Use the loan schedule to identify the eligible product and offset percentage. Match the account ownership and confirmed loan link to the offset account records. Reconcile daily balances with the loan’s interest charge, allowing for rate changes and days in the statement period.

A lower interest charge on the intended portion is the relevant result. Money held in an ordinary transaction account or linked to a different portion doesn’t establish that result.

Redraw, Historical Products and Medico Requests

Bankwest’s Complete Variable determination dated 29 May 2026 includes redraw of repayments above the minimum. Redraw accesses surplus loan repayments. An offset is a separate deposit account, with its own ownership and fee conditions.

Bankwest’s self-employed guide, as at October 2026, says redraw is unavailable during the fixed period. It permits up to $10,000 in extra repayments per year on fixed loans. A request to access surplus funds after the fixed term ends follows the loan’s conditions.

For a historical package or product, identify the existing facility from its schedule before proposing a variation. Bankwest’s current register separates current products from withdrawn products. Historical names don’t establish a new-application route.

For a medico home loan enquiry, assess the underlying product and income route first. Bankwest’s 30 September 2026 checklist provides an industry-professional LMI-waiver request through portal commentary and evidence. Record the profession and proposed LVR in that request, with the applicable profession-policy conditions.

An LMI waiver changes the insurance requirement. It doesn’t replace income verification or establish approval for the property and repayment structure.

Bankwest Refinance and Application Route

A Bankwest refinance or new loan starts with the client’s purpose, income route and proposed security, followed by product selection and the broker application. As at October 2026, Bankwest’s current product documents support refinancing through accredited brokers. Bankwest’s forms page supplies the application and current supporting checklist.

Prepare a deal explanation with the debts being refinanced, any cash-out purpose and the intended loan portions. Include current balances, remaining terms and any interest-only expiry. Compare the existing loan’s exit costs with the new loan’s ongoing fees and repayment structure.

The 30 September 2026 checklist requires the Bankwest calculator, valuation reference and privacy forms. Refinances need a discharge authority for settlement. Its statement requirements depend on comprehensive credit reporting.

Pre-approval needs its assessment status understood. The checklist provides an indicative letter at submission. Assessment requires a linked full application or fully assessed approval for an auction.

An indicative letter doesn’t establish a fully assessed approval. Keep the client’s finance deadline and property conditions consistent with the approval actually issued.
