AFG Retro Mortgage Discharge Form: Authority and Steps
AFG Retro loans have their own discharge route. Request the current form, gather every borrower's signature and send it to the team servicing Retro.

To obtain an AFG Retro discharge form, contact AFG Home Loans Client Services on 1800 629 948 and request the authority for your client’s loan. Have every borrower sign as the issued form directs, then lodge it through the Retro instructions supplied with it.
A loan payout repays the debt. Releasing the mortgage also requires the discharge process, so track both outcomes through settlement.
Identify an AFG Retro Loan
Confirm that the statement or loan contract names Retro or a Retro variant before requesting the discharge authority. Australian Finance Group (AFG) has several home loan products, and their servicing routes differ.
Record the product name, loan account numbers and the funder or lender named in the contract. Keep the current statement with the file.
AFG Home Loans’ 22 August 2025 product sheet identifies AFG Securities as Retro’s originator and servicer. That identifies the servicing business without replacing the lender details in your client’s contract.

Get the Retro Discharge Form
Request the Retro authority through AFG Home Loans Client Services, whose contact route lists 1800 629 948 as at October 2026. You can also request assistance at clientservices@afghomeloans.com.au. Give the account number and product name so the team can supply the instructions for that loan.
- Describe the transaction. Say whether your client is refinancing or selling, paying out every loan account or releasing only one property.
- Request the relevant authority. For a full payout, ask for the Retro full-discharge form and lodgement instructions. For a partial release, ask for the partial-discharge requirements before completing a full authority.
- Save the issued form. Record its printed version or revision date and the date Client Services supplied it. Keep the email containing the receiving address and signing instructions.
- Check the requested settlement date against the processing time supplied. Tell the conveyancer when the complete authority can be lodged.
A switch to another AFG product needs its own instructions. Ask Client Services whether the proposed change requires payout and discharge or a product variation, then use the authority they issue for that transaction.
Sign and Send the Retro Request
Complete the issued Retro form against the loan records, then send it to the destination in the accompanying instructions. As at October 2026, Client Services is the official contact for resolving Retro request questions.
Prepare the following information before collecting signatures.
- Every borrower’s full name and contact details, matching the loan records.
- Each loan account being paid out and each security property being released.
- Property addresses and title or mortgage details where the form asks for them.
- The reason for discharge and the proposed settlement date.
- The incoming lender’s details for a refinance, plus the solicitor or conveyancer’s name and contact details.
- Instructions for any surplus funds or linked accounts where requested.
Have all borrowers sign and date the authority as the current form directs. Follow any separate requirements for company signatories, guarantors or other parties named in the form. Use the signing method in the Retro instructions, because instructions for an Edge loan do not establish Retro’s requirements.
Send the complete form and requested attachments to the receiving address supplied for this Retro request. Save the sent copy, attachments and delivery date. Request confirmation that the servicing team has received a complete authority and can work towards the proposed date.
If a message bounces or acknowledgement does not arrive, call Client Services with the account number and delivery evidence. Obtain the correct destination and resend the same complete file. If the team identifies a missing signature or attachment, supply that item and confirm the date the request becomes complete.
Early Payout Costs and Release
A variable-rate Retro loan can be paid out at any time by paying the discharge balance and applicable discharge fees. AFG Home Loans states this in its Retro and Link payout guidance, dated 28 March 2023.
The variable-rate rule does not establish the cost of ending a fixed-rate arrangement. If the contract shows a fixed-rate period, request a dated payout quote with any break cost under that contract. Obtain the discharge administration charge and other applicable charges with the quote, so the client can compare the total exit cost before committing to a refinance.
AFG Securities’ 26 July 2024 priority discharge notice describes normal processing as up to 20 business days after receipt of all required documentation, plus third-party timeframes. It also provides for a priority discharge fee in addition to the standard administration fee when expedited release is requested. Arrange any priority request with Client Services and obtain the charge and achievable date for this loan.
- Confirm settlement readiness. Have the servicer and conveyancer agree the settlement date and identify anything still missing.
- Obtain the final payout. Match the quote to the agreed date and every account being closed. If settlement moves, obtain an updated figure.
- Verify payment and release. After settlement, retain confirmation that the debt has been paid. Have the conveyancer confirm the mortgage release has been lodged and then registered.
- Resolve any remaining charge. If a title search still shows the mortgage, give the conveyancer the settlement evidence and ask them to trace the registration status.
