AFG Edge Mortgage Discharge Authority: Form and Steps

Discharging an AFG Edge loan? Check the current form, who must send it to Advantedge and how to follow the request through payout and settlement.

The AFG Edge discharge form is available through Advantedge’s official post-settlement forms page. For a full discharge, obtain the current authority, collect the borrowers’ signatures and email the completed form to the discharge team.

Timing now changes the route. As at 3 October 2026, Advantedge’s form requires full-discharge submission by 6 October 2026. It requires settlement before 5:00pm Australian Eastern Daylight Time (AEDT) on 13 October, although its transition table lists 14 October.

Obtain the discharge team’s written confirmation before relying on the later date. Loans migrate to National Australia Bank (NAB) on 17 October 2026, so requests after the cutoff need NAB handling following migration.

Identify the AFG Edge Servicing Route

Start with the client’s latest loan statement and migration correspondence. Match the Edge product name and loan identifiers before choosing an authority. Australian Finance Group (AFG) has several home loan brands, so a form for another AFG product isn’t interchangeable with Edge.

As at October 2026, Advantedge identifies AFG Home Loans Edge among the brands it services. Its post-settlement forms instructions list AFG Edge among the exceptions to the requirement for a mortgage manager to send the authority.

For brands outside that named list, Advantedge requires the mortgage manager to submit the form and warns that requests sent otherwise won’t be accepted. Don’t apply that restriction to AFG Edge solely because Advantedge services the loan.

Keep the borrower authority and the sender’s role separate. A broker sending a form still needs the borrowers’ signatures and the authority to discuss the request.

Get the Current Discharge Form

For an Edge loan still serviced by Advantedge, use the official Mortgage Discharge Authority. As at October 2026, the linked three-page PDF carries identifier A126168-0826 and includes migration-specific deadlines.

Advantedge directs brokers to their aggregator’s customer relationship management (CRM) system for branded post-settlement forms. Obtain the Edge version there if required for the file. If you can’t access it, AFG’s Edge support route is 1300 543 558, option 1, or customercare@advantedge.com.au.

The public authority covers closing the facility and releasing all its securities. A partial release leaves the facility open and requires a loan variation through the broker or mortgage manager. Use that distinction before collecting signatures.

Complete and Submit the Authority

As at October 2026, Advantedge’s authority requires all borrowers to sign by hand. Digital signatures aren’t accepted for this form.

  1. Enter the loan IDs, every property address, each discharge reason and the proposed settlement date.
  2. Add incoming lender names and references for a refinance. Complete the main borrower’s contact details and settlement representative’s details. A refinance needs a representative or incoming lender to act.
  3. Name any additional authorised contact and nominate the destination for excess funds.
  4. Have every borrower print their name, sign and date the authority. Scan all three pages and email discharge@advantedge.com.au.
  5. Keep the signed scan and sent email. Request receipt confirmation and a case reference before treating the discharge as lodged.

Compare the property list with the loan statement before sending. A missing security can change whether the request is a full discharge or a partial release.

Track Payout and Settlement

The discharge authority lets Advantedge exchange account and security information with the named settlement participants. As at October 2026, its form asks for at least 10 business days’ notice and is valid for 90 days after signing. Neither figure guarantees settlement within the migration window.

The current full-discharge authority requires settlement before 5:00pm AEDT on 13 October 2026. Advantedge’s transition timetable, checked 3 October 2026, instead lists settlement by 14 October. These instructions conflict.

Plan within the form’s earlier window unless the discharge team confirms a later date in writing for the client’s loan. Get that confirmation before the conveyancer commits to a date.

The incoming lender supplies refinance funding. The solicitor or conveyancer coordinates the settlement with the outgoing lender and any sale parties. Keep everyone working from the same property details and settlement date.

Use the discharge team’s payout figure for the agreed settlement date. Reconcile it with the loan-specific statement, including fees and any fixed-rate break cost quote. If the date changes, request an updated payout figure before settlement funds are finalised.

Keep receipt confirmation, outstanding requirements and the agreed date in the broker’s file. After settlement, obtain confirmation that the requested facility closed and that the mortgage release was completed. A sent authority alone doesn’t prove either result.

Resolve a Form or Route Mismatch

As at 3 October 2026, Advantedge’s transition instructions close partial-discharge submissions from 29 September and require full-discharge submissions before 6 October. Its table lists settlement by 14 October for both. The current full-discharge form sets an earlier deadline, before 5:00pm AEDT on 13 October 2026.

Treat the form’s earlier deadline as the planning limit unless the team confirms otherwise in writing for the client’s loan. Requests after the applicable submission cutoff must be completed through NAB following migration.

For the successor route, NAB’s Advantedge migration page, checked 3 October 2026, identifies the new product as NAB Tailored Home Loan. The client’s welcome letter contains the new account details. Use those details with NAB after migration instead of assuming an old Advantedge authority remains the correct instruction.

For an Edge request already sent, call Edge support on 1300 543 558, option 1, as listed by AFG Home Loans in October 2026. Supply the loan identifier and sent-email date, then ask which of these statuses applies.

  • If the team has no record, confirm the destination and sending address. Resend the complete scan only after the team confirms the route.
  • If the request was rejected, obtain the exact reason. Correct the signature, missing page or loan detail identified, then ask whether a replacement authority is needed.
  • If another authority supersedes it, ask which version is active. Confirm that its properties and settlement date match the current instructions.
  • If the request falls outside the migration deadlines, arrange the next step through NAB’s migration support path. Tell the incoming lender and conveyancer about the revised timing.

Close the follow-up only when the servicing team confirms the active instruction and the settlement participants agree on the next date. Keep that confirmation with the authority it covers.
