Bank of Melbourne Discharge Form and Steps

Find the Bank of Melbourne discharge form and confirm the BOM discharge authority route, required signatures, payout figure and mortgage release.

For a Bank of Melbourne (BOM) discharge form, use the bank’s mortgage-security request route and complete the authority for the security being released. Brokers handling a refinance can request the form through the bank’s callback service. The signed instructions start the request, while payout and registered mortgage release complete it.

Choose the Bank of Melbourne Mortgage Request

Choose the request by what happens to the loan and its security. As at October 2026, Bank of Melbourne’s mortgage-security page separates selling, paying off a loan and switching lenders.

A full release removes all security covered by the request. A partial release removes a specified property while security remains over another. A substitution changes the security supporting a loan that continues.

The home loan form centre links the Bank of Melbourne discharge authority form under the name Request to Amend an Existing Security. The linked PDF carries code WBCBOMW00678 0125 and covers full discharge, partial discharge and substitution. Download that linked copy for the request, keeping its code with the client file.

For switching lenders, the refinancing route starts with a callback or a call to 1300 999 266. The bank sends a Property and Security Request form. Selling and paid-off-loan pages also link the online Property and Security Requests form.

If the client keeps the loan through a property sale, Bank of Melbourne’s portability instructions say to select ‘No’ to ‘Will the loan be closed?’. Enter ‘Application for portability’ under ‘Additional information’. Obtain the bank’s approval for that security change.

Complete the Discharge Instructions

Complete the instructions against the client’s loan records and intended release. As at October 2026, Bank of Melbourne’s refinancing instructions require all account holders and any guarantors to sign.

  1. Identify the borrower and loan accounts. Record the customer names, account numbers and contact details. Match them to the loan records before collecting signatures.
  2. Specify the release. Name each property and record its title reference when available. State which loans close and which continue, with any proposed reduction in debt or limit.
  3. Obtain the authority through the chosen bank route. For the online Property and Security Requests form, gather the details before starting. The bank says to allow 20 minutes and that progress cannot be saved for later.
  4. Add the settlement representative. Include the solicitor, conveyancer or incoming financial institution’s appointed contact and settlement date. Obtain missing details from that representative before submission.
  5. Collect the required signatures. Where someone signs as executor or under power of attorney, the linked PDF requires supporting documents. Keep the completed signed copy with the file.

Before sending, compare the property list with the client’s instructions. A client with two mortgaged properties might refinance only one. Instructions that release both would describe a different transaction.

Submit and Prepare Settlement

Submit the signed authority using the channel specified for that Bank of Melbourne request. As at October 2026, the bank publishes different destinations for its linked PDF and its refinancing Property and Security Request flow.

The St.George-domain address above appears on Bank of Melbourne’s own PDF. It is the published destination for that form’s full-discharge request. Use the instructions attached to the bank-issued form you complete, keeping private documents within that approved channel.

The linked PDF requires lodgement at least 10 business days before settlement. The refinancing page says to expect a confirmation letter about 10 days after the bank receives everything it needs. That letter timeframe does not establish a booked settlement.

Keep the sent authority and submission evidence. When the bank acknowledges the request, record its reference and the team handling settlement. Share the reference with the incoming lender or conveyancer and confirm who books settlement.

For a request needing follow-up, Bank of Melbourne’s paid-off-loan page lists 1300 304 660. Give the request reference and ask for the contact handling the payout or release.

Obtain a payout figure for the intended settlement date. Bank of Melbourne calculates this from the remaining principal, outstanding interest and relevant fees.

Check discharge fees and government title charges against current bank advice. Include legal costs and any fixed-rate break cost that applies under the client’s contract.

Verify Payout and Mortgage Release

Verify the bank has completed the requested payout and released the correct security. As at October 2026, Bank of Melbourne says a repaid loan account does not close automatically. Its paid-off-loan discharge process closes the account and removes the mortgage from title.

If the bank requests corrections, identify the missing field or signature and return the corrected authority through its approved channel. Keep the replacement version and record which version the bank accepts.

If settlement moves, tell the bank and the settlement representative. Replace a payout figure that no longer covers the settlement date. Reconcile the revised figure with available settlement funds before the booking proceeds.

After settlement, obtain the settlement representative’s evidence that the requested mortgage release is registered. Match it to the property and title reference in the authority. For a full payout, retain the bank’s account-closure confirmation too.

Close the discharge task only when the file contains the accepted authority, settlement evidence and proof of the intended security release.
