ubank Mortgage Discharge Authority: Form and Steps

ubank issues its discharge authority form on request. Find out how to get it, who must sign by hand and where to send it before settlement.

To get a ubank discharge authority, call 13 30 80 and request the form for your client’s home loan. Complete the authority ubank sends, arrange the required signatures and return it using the instructions supplied for that account. For a refinance, give the new lender or settlement representative the lodgement details so they can arrange the payout and mortgage release.

ubank Loans and Former 86 400 Accounts

Identify the loan’s current brand and servicing arrangements from the latest statement before requesting a discharge. Match the loan number and borrower names to your client’s refinance file. If the client has a notice changing who services the loan, use the details in that notice when identifying the account.

As at October 2026, ubank’s credit guide names National Australia Bank Limited (NAB) as the credit provider for ubank home loans. The NAB relationship alone doesn’t determine which brand’s discharge process applies.

A loan that began with 86 400 can now be a ubank account. ubank’s explanation of the former 86 400 brand explains that 86 400 customers joined its banking experience. Use the current account details when requesting the authority.

For an account currently branded NAB, follow the NAB mortgage discharge guide. Keep original UHomeLoan accounts distinct from Neat or Flex accounts when speaking with ubank, so the team sends the authority for the correct loan.

Request the Discharge Authority Form

ubank supplies the authority after a phone request to 13 30 80. As at October 2026, both its home loan closure instructions and UHomeLoan moving-away instructions give this request route.

  1. Have the client identify their home loan and explain that they want to refinance, sell or release the mortgage after repayment.
  2. Request the authority for that account, together with its return instructions.
  3. Save the form ubank sends in the client file. Record the date received. Retain any document code or version shown on the form.
  4. Match the loan details to the authority before arranging signatures.

Keep the issued form with its accompanying email. A PDF saved from an earlier file can carry instructions for another product or an older servicing arrangement. If the issued authority identifies the wrong account, give ubank the current statement details and request a corrected copy before sending it to the client.

Sign and Send the Form

Complete the account-specific authority and use the signing and return instructions ubank supplies with it. As at October 2026, the published UHomeLoan authority marked A174378-0923 requires pen signatures after printing. A typed name or electronic signature does not meet that form’s hand-signing instruction.

That UHomeLoan form asks for loan IDs, the security property address, discharge reason and proposed settlement date. It also requests the new lender and reference number for a refinance, borrower contact details, settlement representative details and an account for surplus funds. Use this as a preparation list, then complete the fields on the authority issued for your client’s account.

  1. Fill in the loan and settlement details. Name the incoming lender or representative who will handle the refinance.
  2. Arrange each signature required by the issued form. Where it requires pen signatures, print it before signing and retain a readable scan of every page.
  3. Return the completed authority through the destination specified in ubank’s accompanying instructions. For a scanned return, use the email address supplied for that account.
  4. Retain the sent form and lodgement date, then obtain confirmation that ubank has received a complete authority.

If a form is returned for missing details or signatures, correct the identified field and resubmit it through the same authorised channel. Give the settlement representative the revised lodgement date so their file reflects the corrected submission.

Redraw, Payout and Release

Arrange any needed redraw before lodging an authority that blocks access on submission. As at October 2026, ubank’s published UHomeLoan authority warns that redraw is blocked once that form is submitted. Its instruction is to transfer needed funds first through Internet Banking.

Apply that warning to the UHomeLoan form it governs, and follow the account-specific instructions for other ubank products.

Explain to the client that redraw withdraws extra repayments and increases the debt to be paid out. Give the settlement representative any change affecting the payout balance.

  1. Obtain the payout figure for the agreed settlement date through the settlement representative. Account for interest and applicable charges, including any fixed-rate break costs.
  2. Complete the settlement arrangements with ubank and the incoming lender or representative. If settlement moves, obtain a payout figure for the revised date.
  3. Retain confirmation that the loan is closed and the mortgage discharge has been registered. A repaid balance alone doesn’t establish that the mortgage has left the title.

ubank’s early-repayment guidance says Flex fixed loans can incur break costs during the fixed term. It also says ubank sends an email with the next steps when it is ready to finalise release. Follow that email alongside the settlement instructions for the client’s loan.

If settlement is delayed, call 13 30 80 with the loan number, lodgement date and proposed settlement date.

Establish whether ubank needs a corrected authority or the settlement representative needs to resolve the payout arrangements.
