ING Mortgage Discharge Authority: Form and Steps

Find ING's verified mortgage discharge route, prepare the supporting details, submit the request and confirm the release is complete.

The ING discharge form starts with ING’s online Mortgage Discharge Request. Complete the request, obtain the borrower’s consent and email the generated form to ING. As at October 2026, ING requires its return at least 15 business days before a planned settlement.

For brokers, the job continues after sending the form. Keep evidence of delivery and track the payout, settlement and mortgage release as separate confirmations.

Check the ING Form is Current

Start from ING’s official home loan forms page, then select Mortgage Discharge Request. As at October 2026, that link opens ING’s discharge request page. Find other banks’ routes in the mortgage discharge forms directory.

This route covers refinancing to another lender, paying out the loan in full or selling the property. ING directs partial discharges and changes to the security property to its Residential Loan Variation Form.

A searchable PDF with an ING logo can remain online after the bank changes its instructions. An old upload’s email address, consent wording or form version can therefore differ from the current route. Use the form reached from ING’s own directory for a fresh request.

If a client has already completed an older PDF, ask ING whether it accepts that specific version before sending personal information. Keep the bank’s response with the file. If ING requires a replacement, transfer factual details into the current form and obtain the required consent again.

Prepare the ING Request

Gather the details before opening the form. As at October 2026, ING’s public discharge form requests borrower or guarantor names, applicable company details and all loan account numbers being discharged.

Prepare each secured-property address, estimated settlement date and authorised contact details. For a refinance, ING requires the refinancing lender as the primary authorised contact. Have the account details for returning excess funds ready too.

  1. Match borrower names and account numbers to the client’s loan records. Include every loan split intended for payout.
  2. Confirm the property list with the person handling settlement. Record which properties are being released and which remain as security.
  3. Check the settlement coordinator’s contact details before entering them. Give the coordinator the intended date and request scope.
  4. Have the borrower review the completed request and provide their own consent. A broker must not make borrower declarations or sign for the borrower.

ING requires all borrowers’ ink signatures for an account set to “all to operate”. Follow the consent requirements for the client’s account.

Account for the Discharge Fee

ING’s post-settlement fee schedule, issued 4 December 2024 and linked as at October 2026, lists a $250 discharge fee. The online form specifies $250 per security. These are Australian dollars.

Additional legal costs and government charges can apply. Fixed-rate break costs can also apply when a loan is repaid before its fixed term ends. Have ING provide the client’s payout amount for the intended date, with the applicable charges included.

Submit Through the Verified Channel

Return the completed form to ING’s discharge email. As at October 2026, ING requires return at least 15 business days before planned settlement. Its form instructs customers to use the email address registered with ING.

  1. Follow the form’s consent instructions, then download the completed PDF. The borrower uses digital consent or the required ink-signature route.
  2. Attach the completed form and send it through the prescribed email route. Keep the exact attachment and sent message.
  3. Obtain ING’s confirmation of receipt. Record the request reference and any missing information or consent the bank identifies.
  4. Give each outstanding item an owner and due date. Tell the settlement coordinator if the request remains incomplete or the intended date changes.

Keep the browser open until the PDF downloads. ING’s request page warns that progress cannot be saved, so closing the browser means starting again.

If the official link fails or an available PDF’s status is unclear, use ING’s existing home loan support. As at October 2026, the published number is 133 464. Ask for the current discharge form and return instructions, then retain the response.

The borrower can also ask through secure online banking messaging. If an email bounces or no receipt arrives, contact ING with the sent date and attachment details. Resolve delivery before treating the request as received.

Verify the ING Completion

Confirm the payout with ING, settlement with the settlement coordinator and the mortgage release with the solicitor or conveyancer handling registration. Each confirmation answers a different question.

For a payout without a sale or refinance, agree with ING who will handle the mortgage-release paperwork. A zero loan balance alone doesn’t show that the mortgage has been removed from the property title.

As at October 2026, ING warns that a payout-figure request freezes loan access, including redraw. The request also ends the Orange Advantage offset benefit. Tell the client before requesting the figure.

If settlement is postponed, have the authorised contact arrange revised payout and settlement instructions with ING. Ask ING what must happen to restore any affected account access or offset arrangement. Update the completion record with the new date and figure.
