IMB Bank Mortgage Discharge Authority: Form and Steps

IMB Bank discharge requests start online, by phone or in a branch. See what the authority covers, who signs and how to follow the payout to release.

Start an IMB discharge authority request through IMB Bank’s online form, by calling 133 462 or at a branch. IMB then sends the borrower a personalised authority for the release. For a broker-assisted refinance, arrange the request with your client and name the incoming lender or conveyancer who will manage settlement.

Start the IMB Discharge Request

As at October 2026, IMB Bank takes discharge requests through its official discharge page, phone line and branches. The online request form is on that page. It starts the request for the personalised authority.

Use this sequence to get the right authority into the file:

  1. Agree with your client which loan and properties the refinance will cover.
  2. Help the borrower lodge the online request, or call 133 462 together if the release needs explanation.
  3. Give IMB the proposed settlement date and explain whether the client is refinancing, selling or releasing one property.
  4. Receive the personalised authority and check that it matches the agreed release before collecting signatures.

Use the return instructions supplied with that authority. Keep a copy of the completed form and a record of when IMB receives it. Ask for the processing timetable against the proposed settlement date when you lodge the request.

A form saved on a conveyancer’s website can be an older version or lack the details IMB needs for this release. IMB’s current process produces a personalised form, so obtain that form directly from the bank. If it hasn’t arrived, follow up with the request date and borrower details through 133 462.

Full Release or One Property

A full release removes all the IMB securities being discharged, while a partial release removes selected properties and leaves others securing the debt. As at October 2026, IMB Bank says a discharge form may be needed when several properties secure one loan and only some will be released. Explain that arrangement at the request stage so the bank can prepare the authority for that transaction.

Prepare a property-by-property record before completing the authority. Include each security address, registered owner names and title details from the conveyancing records. List the IMB loan account numbers and borrower names beside the properties they secure.

Mark each property as either being released or remaining as security. Tell IMB which loan accounts will be paid out and which will continue. Have the bank confirm the repayment and any conditions needed to release the selected property before treating the partial discharge as ready for settlement.

For example, if two properties secure one loan and the client sells one, identify both addresses. Mark the sold property for release and the other as remaining security. A partial release does not automatically close the continuing loan.

Signatures and Authorised Representatives

Obtain signatures from all borrowers and mortgagors required for the release, including a property owner who isn’t a borrower. Compare the names on the authority with the loan records and property ownership before sending it back.

As at October 2026, IMB Bank says it works with the customer’s authorised representatives after the completed authority is returned. Record the solicitor, conveyancer or incoming lender your client authorises, with their contact details and file reference. Make clear who requests the payout and who arranges settlement.

If an attorney, company officer or other representative signs, send the relevant authority documents for IMB to assess. Resolve any missing signature or authority to act before booking a firm settlement. Your role as broker does not itself authorise you to sign for the borrower.

Payout Figure and Settlement Booking

Have the authorised incoming lender or conveyancer request IMB’s payout figure for the proposed settlement date, then arrange settlement with the bank. An indicative payout helps prepare the refinance, but the settlement payment must match the figure applicable to the actual date.

IMB Bank’s fees guide effective 10 December 2025 lists a $350 discharge fee each time it releases a security property. It also lists a $300 partial discharge processing fee, added to the discharge fee and any other applicable charges. These are Australian-dollar lender fees.

The same guide states that break costs apply when a fixed-rate loan is repaid or switched before the fixed period ends. IMB advises the amount at the time. Include that amount in the requested payout breakdown, alongside interest and any other charges.

Land title registration charges are separate from IMB’s discharge fee.

Match the payout to the loan accounts and securities on the signed authority. If settlement moves, have the settlement representative obtain the updated figure and confirm the revised booking. Keep the borrower making required repayments until the discharge completes.

Arrange any needed redraw early. IMB’s discharge guidance, as at October 2026, says loan accounts are frozen before settlement and redraw is unavailable afterwards.

Close Out the IMB Release

Verify the payout, loan closure and mortgage release separately before closing your file. As at October 2026, IMB Bank says it closes the discharged loan account after processing final interest and fees.

Obtain the settlement confirmation from the incoming lender or conveyancer. Match the amount paid and properties released to the authority. Retain IMB’s written confirmation of the final balance and closure for each loan that was paid out.

Review linked transaction or offset accounts with the client. Record which will remain open and obtain separate closure confirmation for any account the client asks to close. Move direct debits before closing an account used for household payments.

Ask the conveyancer for confirmation that IMB’s mortgage has been removed from each released title. In a refinance, the title can then show the incoming lender’s mortgage. In a partial release, check that the remaining property and continuing loan match the agreed arrangement.

Cancel payments to the discharged loan after completion. Keep the signed authority, final payout and written confirmations together. If an account remains open or the wrong property is shown in the release, give IMB and the settlement representative the relevant account number or title details to resolve it.
