Liberty Mortgage Discharge Authority: Form and Steps

Find the current Liberty Financial discharge form, check who must sign it and follow the mortgage release through lodgement, payout and settlement.

To obtain the current Liberty discharge form, use Liberty’s online discharge request or call 13 11 33. A specialist then guides the borrower through the authority and the paperwork needed to release the property.

For a broker helping a client sell, refinance or repay a Liberty home loan, begin with the loan statement and the proposed settlement date. Get the client’s authority to discuss the account before dealing with Liberty on their behalf.

Find the Current Liberty Discharge Form

Start at Liberty’s official discharge request page, under “Make a loan query or discharge request”. As at October 2026, Liberty directs customers to this request route and assigns a specialist according to their needs and loan type. Liberty says the specialist contacts them within two business days of receiving their details.

  1. Match the loan number and borrower names to the client’s Liberty loan statement. Identify every property the client wants released.
  2. Explain whether the client is selling, refinancing or releasing the mortgage after repayment. If a property will remain as security, describe the proposed partial release separately.
  3. Submit the request through Liberty’s page, or call 13 11 33 to start it. Ask the specialist to supply the discharge authority and return instructions for this account.

Use the authority Liberty supplies for the identified loan. A Liberty Financial discharge authority stored on a broker’s website or a discharge-form directory is a third-party copy. Its logo doesn’t establish that its version or return address is current.

If the statement names a different loan manager, resolve who administers the account before sending borrower documents. A Liberty home-loan discharge must follow the instructions for that mortgage, even if the client has another type of Liberty loan.

For other lenders, use the lender discharge routes.

Complete the Authority

Complete the authority supplied for the client’s account against the loan statement and the settlement instructions. As at October 2026, Liberty’s public request process sends the customer to a specialist to collect the necessary information.

Prepare the following details before that contact. This is a broker preparation list, with the supplied authority determining which fields must be completed.

Have each person identified in the authority’s signing instructions sign in the required capacity. Match each signature to the printed name and date. Use Liberty’s instructions for company borrowers, powers of attorney or other representative signing arrangements.

Include another borrower, guarantor or separate security provider where the supplied authority requires their signature. Don’t add a universal guarantor-signature rule to every Liberty discharge. Resolve an unclear signing requirement with the assigned specialist before returning the authority.

Keep a complete copy of the signed authority and any supporting documents. An unreadable attachment or a missing signing page can stop the request progressing.

Lodge and Confirm Receipt

Use Liberty’s public online request to start the discharge, then return the completed authority through the channel the assigned specialist specifies. As at October 2026, Liberty identifies the request page and 13 11 33 as the public routes to begin the process.

  1. Save the initial request acknowledgement or a dated record of the call. Record the loan number and the intended release.
  2. Return the completed authority with the required documents using Liberty’s account-specific instructions. Retain the sent message or submission receipt and the exact attachments.
  3. Obtain confirmation that Liberty received a complete request. Record any reference, assigned contact and outstanding item against the settlement date.

A submitted enquiry starts contact with Liberty. It doesn’t by itself establish that the signed authority has been accepted or settlement is ready.

If a request is incomplete or rejected, ask the specialist to identify the missing field, signature or document. Correct that item and retain the replacement version with the earlier submission. Ask whether the correction changes the processing date.

If the promised contact doesn’t arrive, call 13 11 33 with the request date and loan number. Use Liberty’s official contact page to reach customer support if you lose the specialist’s details.

Coordinate Payout and Settlement

Assign responsibility for obtaining Liberty’s final payout figure before booking settlement. In a refinance, the incoming lender’s settlement team or its representative coordinates with the outgoing lender. For a sale, the client’s solicitor or conveyancer coordinates the payout and property release.

As at October 2026, Liberty says to allow up to 20 business days for a mortgage discharge after all completed paperwork is returned. Its discharge guidance also identifies possible fixed-rate break costs and discharge settlement fees. This processing allowance starts after the paperwork is complete, so an initial enquiry date alone doesn’t establish the settlement timetable.

The responsible settlement party needs a payout figure for the actual settlement date. A statement balance is a starting record, not a final settlement instruction. Ask that party to account for accrued interest and the charges shown in Liberty’s payout quote.

For a fixed-rate loan, obtain the applicable break-cost quote from Liberty before the client commits to the refinance costs. Reconcile the discharge fees and any notice requirement with the individual loan contract and Liberty’s written instructions. Keep quoted amounts with their effective date.

If settlement moves, have the responsible party obtain the updated payout figure and confirm the revised booking with Liberty. For a partial release, record Liberty’s conditions for the property that remains as security before treating the release as ready.

Verify Completion

Close the broker’s discharge follow-up only when the accepted authority has led to the intended settlement and property release. As at October 2026, Liberty’s request route starts the process with a specialist, so keep the specialist’s acceptance separate from later settlement evidence.

  1. Record Liberty’s confirmation that the authority is accepted. Keep any conditions still outstanding until they are cleared.
  2. Obtain settlement confirmation from the incoming lender or the client’s solicitor or conveyancer. Match it to the final payout amount, date and property.
  3. Obtain account closure confirmation for a full payout. For a partial release, record the continuing account and the security Liberty retains.
  4. Ask the solicitor or conveyancer for evidence that the discharge is registered on the relevant property title. Keep the registration confirmation or updated title record with the settlement records.

A paid loan balance and a registered mortgage release are separate checks. If the mortgage remains on title, send the title evidence to the settlement representative and ask them to trace the discharge lodgement.

Keep the signed authority, submission receipts, acceptance message, final payout quote and settlement confirmation. Add the title record and a dated follow-up log if registration remains outstanding. Give the borrower a written update naming who is resolving the remaining release and when the next follow-up will occur.
