The Australian bank assesses a formal application before granting conditional pre-approval, which its public guidance describes as valid for up to 90 days. Your client’s written decision sets the amount, expiry and conditions they can rely on.

Identify CUA and Great Southern Bank

Great Southern Bank is the trading name of Credit Union Australia Limited, the Australian customer-owned bank previously known as CUA. As at October 2026, the bank’s current website identifies the legal entity as Credit Union Australia Ltd. Its Australian Business Number (ABN) is 44 087 650 959.

The bank’s statement confirming the CUA name change confirms the connection to CUA. An older CUA loan document can therefore belong to this bank, but its product conditions need their own reading.

Use greatsouthernbank.com.au as the official Australian domain. Overseas banks with similar names have separate websites and policies. Check the legal entity on a document before using it for an Australian application.

Verify the Current Broker Policy Route

Start at Great Southern Bank’s official broker destination, which the bank’s website labels Broker login as at October 2026. Use the bank-issued broker or aggregator instructions for your accreditation to reach the residential policy and submission channel.

Keep a copy of the policy version used for the scenario. Record the product, effective date and policy contact who confirms an exception. A customer product page establishes public features, while the broker policy and file decision establish how those features apply to the application.

Prepare Borrower and Evidence Facts

The Offset Variable product conditions also include loan setup fees in maximum LVR where applicable. Use the correct purpose and repayment row. A maximum LVR doesn’t establish acceptable income, property or credit history.

Read Conditions, Validity and Property Limits

Read the Great Southern Bank decision as an approval for the stated facts and conditions. As at October 2026, its public pre-approval guidance gives a validity period of up to 90 days. The expiry on your client’s written decision controls the file.

Extract the approved amount and issue date, together with the expiry date. Record which income evidence the decision relies on and any credit conditions still outstanding. Identify the property types, location or valuation conditions written into the decision.

The bank’s homebuying terminology says pre-approval depends on acceptable property security and confirmation of income and other application information. Signing a contract doesn’t by itself establish full approval. The bank must complete the remaining assessment and issue the relevant decision.

Before your client relies on pre-approval, compare the current facts with the assessed file. A job change, new debt, lower valuation or different repayment type can change the assessment. Obtain advice on the contract’s finance conditions from the client’s conveyancer or solicitor.

Escalate an Unresolved Great Southern Bank Scenario

Send the bank a concise scenario and one precise policy question. As at October 2026, the official broker destination remains the starting point for bank-issued broker contacts. Use the established broker support route for the file, with the general contact service as a routing fallback.

A useful request contains the applicant facts, purpose, property and requested LVR. Add the evidence available, application reference and received stage. Name the policy version or public source date that creates the question.

Two permanent-resident applicants seek an owner-occupier principal-and-interest pre-approval at 80% LVR. One applicant is self-employed and has two years of financial statements and tax returns. Income has fallen in the latest year. The public checklist accessed in October 2026 lists two years of documents. Which income assessment applies to this file, and what current evidence must accompany the submission?

Retain the response owner’s name and role, response date and any conditions or limits. Attach the response to the scenario it answers. A bank contact’s acceptance of one file doesn’t create a general income policy for other clients.

Offset Account Eligibility and Linkage

Great Southern Bank’s Offset Variable Home Loan has a 100% multi-account offset, as at October 2026. The Offset Variable loan details allow up to six linked accounts and list $0 monthly and annual loan fees. Establishment, security administration and other loan fees can still apply.

The bank’s offset explanation names Everyday Accounts and requires at least $500 in each account to obtain the benefit. Linked offset funds don’t earn deposit interest. Full offset means the qualifying balance reduces the loan balance used to calculate interest.

For a split loan, link the account to the eligible Offset Variable portion. The bank’s fixed-rate expiry guide explains that a split has separate fixed and variable portions, with offset as a variable-loan feature. Don’t assume one offset account reduces interest across both portions.

The current account terms, section 12.5, require every offset account holder to be a party to the qualifying loan. One offset account can link to only one qualifying loan. An account with an overdraft facility cannot have mortgage offset.

Those terms also retain rules for older products. Premium Fixed Rate loans entered into on or after 12 June 2016 and Advance Variable loans have a $50,000 offset cap. The cap for Balanced Variable and Achieve Variable loans is $15,000.

Keep those product-specific limits separate from the current Offset Variable product’s 100% offset.

For a client with an older CUA loan, match the contract’s product name to the applicable terms before recommending an account balance. The bank’s name change alone doesn’t convert the loan to Offset Variable.

  1. Identify the exact qualifying loan account, or the eligible variable portion of a split loan.
  2. Select the Everyday Accounts to link and check their holders against the loan parties.
  3. Request linkage through the bank. Its transaction-account instructions allow a call to 133 282, a branch visit or an Online Banking secure message as a Home Loan Enquiry.
  4. After the bank processes the request, open Account details for the home loan in Online Banking. Confirm every intended offset account appears. Check the Everyday Account’s Account details for the matching loan too.
  5. Keep the bank’s linkage confirmation with the product terms and maintain the required balance in each account.

For a hypothetical $400,000 eligible loan with $20,000 across qualifying linked accounts, 100% offset reduces the interest-bearing balance to $380,000. The loan principal remains $400,000.

Confirm the linkage before counting those funds as an interest saving in the client’s product comparison.
