Suncorp Home Loan Lending Policy 2026

Before lodging with Suncorp, verify the current banking rules. Suncorp lending policy covers genuine savings, income, property and maximum LVR.

A Suncorp home loan is assessed under Suncorp Bank’s mortgage rules, with the loan purpose, deposit evidence and security determining eligibility. Suncorp Bank has announced that it stops accepting home-lending applications from 7 October 2026. That deadline affects new borrowing, while existing borrowers continue using the bank’s servicing channels.

Banking Entity and Current Policy

Suncorp Bank is Norfina Limited, an ANZ Group company. Its mortgage documents are separate from Suncorp insurance policies.

Australia and New Zealand Banking Group Limited (ANZ) acquired the bank on 31 July 2024. The bank’s home-loan information, read in October 2026, names Norfina Limited as the issuer.

For a Suncorp Metway home loan, use the legal lender named in the credit contract and the notices sent for that account. An older brand name on a statement doesn’t turn the loan into an ANZ product. Record the product, borrower names and loan account number alongside the lender.

The official application closure notice gives 7 October 2026 as the date new home-lending applications stop. For a pending file, retain its submission reference and stage. Obtain the channel’s instructions for outstanding documents, approval expiry and settlement before moving the application or lodging a replacement.

ANZ’s residential broker page, as at October 2026, directs accredited brokers to its portal for the Suncorp transition. That channel notice doesn’t establish that ANZ credit policy applies to an existing Suncorp application. Keep the source owner, document version and applicable date in the file.

Suncorp Bank’s personal-loan FAQ, as at October 2026, says new personal loans are discontinued. Existing customers can call 13 11 75 about their account. A replacement unsecured loan needs a separate assessment, covered in the Suncorp personal loans guide.

Genuine Savings and Income Records

Genuine savings show how a borrower accumulated and retained their deposit. A bank balance alone doesn’t establish its source: separate salary savings from gifts, transfers and borrowed money. Keep the evidence of ownership and history with the application.

For a Suncorp application, distinguish funds available for settlement from funds the bank counts towards any genuine-savings requirement. A gift can increase settlement funds without proving a savings history. Transfer statements must connect the receiving account to the original account, so the same money isn’t counted twice.

Build the income pack around the borrower whose income services the mortgage. These documents let the assessor trace each amount to its source.

This is a preparation pack, not a promise that each income type qualifies. Suncorp’s home-loan FAQ, as at October 2026, makes borrowing dependent on the loan’s purpose and size. The file’s assessment must establish which income and deposit components count.

Fictional Deposit Trail

Jordan applies to buy a $600,000 home with a proposed $480,000 loan. Jordan has $90,000 built from salary, transferred from a savings account, plus a recent $40,000 parental gift. The proposed loan is 80% of the purchase price before costs and valuation adjustments.

Jordan supplies statements from both accounts showing the $90,000 transfer and the earlier salary savings. The gift letter records that the $40,000 is non-repayable, and the bank statements show its receipt. The deposit schedule lists $130,000 once, separating the two sources.

Jordan’s payslips and salary credits support employment income. A credit-card statement shows the full limit, even though the balance is paid off. The broker reconciles stamp duty and other costs against the remaining cash before lodging.

The transfer preserves an evidence trail. The gift stays identified as a gift, and the lender decides its treatment under the applicable policy. The genuine savings guide explains why funds to complete and genuine savings can produce different totals.

Property Restrictions and Maximum LVR

Suncorp Bank says it can finance up to 95% of a property’s value, depending on the loan’s purpose and size. Its home-loan FAQ, as at October 2026, includes applicable lenders mortgage insurance (LMI), possible bank fees and some government fees within that amount. LMI protects the lender if the borrower defaults.

The loan-to-value ratio (LVR) is the loan divided by the lender’s accepted property value. The lender policy guide explains how borrower and security rules interact.

A published maximum is a ceiling, not the amount available for every security. Establish the address and postcode, property type, title and intended use before applying it.

For an apartment, provide its size and development details. For rural land, identify acreage, access and residential or income-producing use. Construction needs its own security assessment and building evidence, including the contract and progress-payment schedule.

An investment purchase, interest-only proposal or equity release must be assessed under its actual purpose and repayment type. A product’s discount tier doesn’t establish the maximum lending limit for that transaction. The valuation and any financed insurance or fees also affect the final ratio.

For Jordan’s fictional purchase, a $570,000 valuation makes the $480,000 loan about 84.2% LVR, instead of 80%. That changes the insurance and deposit assessment. Recalculate using the accepted valuation before treating the file as an 80% proposal.

Exceptions and Written Confirmation

A policy clarification needs the borrower facts and the exact rule that affects the application. For the October 2026 Suncorp transition, send it through the team handling that application. The Suncorp broker access guide explains the official access and support destinations.

Give the assessor the employment type, income calculation and existing liabilities. Include the requested amount and purpose, accepted security value, address and property description. Identify the deposit sources, product and submission stage, then ask one question that changes the assessment.

A concise fictional note can read:

Jordan seeks $480,000 for an owner-occupied purchase. The valuation is $570,000, giving about 84.2% LVR before any financed costs. The deposit contains $90,000 of salary savings and a $40,000 non-repayable gift, evidenced separately. The October 2026 Suncorp home-loan FAQ states a conditional ceiling of 95%. Please confirm the genuine-savings treatment and total permitted LVR for this security, including any financed LMI.

Keep the written reply and its conditions with the source document. Bulma’s Policy Advisor quotes lender policy wording, which a broker can retain in file notes. A lender’s approval or exception decision remains separate from the research answer.

Confirm Suncorp Bridging Status

Suncorp Bank’s Bridging Loan is no longer available for sale. Its home-lending fees booklet, as at October 2026, lists it among discontinued products. A reference to bridging in an offer’s exclusions doesn’t make a new bridge available.

An existing Suncorp bridge is a servicing matter. Give the lending team the account number, maturity date and sale status, with the purchase and sale contracts where relevant. Include the current debt and expected net sale proceeds when requesting an extension or discussing repayment.

For new bridging finance, assess a lender that accepts that transaction. ANZ’s residential broker page, as at October 2026, lists bridging home loans among complex application types. That is an ANZ route subject to ANZ’s assessment, rather than continuation of Suncorp’s discontinued product.

Current Suncorp Home Loan Products and Features

Suncorp Bank’s main home-loan range has Standard Variable, Back to Basics and Fixed Rate products. Its home-loan comparison table, as at October 2026, distinguishes variable flexibility from fixed-term repayment certainty. The 7 October application closure applies when considering new borrowing.

Suncorp calls its redraw feature Cashback. Its Back to Basics page, as at October 2026, describes it as access to extra repayments on eligible variable loans. It is different from a promotional payment for taking out a loan.

The Home Package Plus terms, read in October 2026, set package eligibility and fee benefits. Suncorp’s offers page currently advertises an annual-package-fee offer and a medical-professional LMI waiver. Each has separate conditions, and neither replaces credit approval.

Suncorp’s 6 February 2026 rate guide names a Green Upgrades Equity Loan offer. Treat that dated offer as a product-specific reference. Ordinary renovation borrowing doesn’t automatically qualify for it, and new borrowing is subject to the application closure.

Construction with progress payments uses eligible variable lending. The comparison limits fixed-rate construction to cases without progress payments. Pre-approval assesses the borrower before final property approval, and special-offer eligibility is separate from that conditional decision.

Offset Eligibility and Linking

Suncorp’s home-loan FAQ identifies Standard Variable as eligible for an Everyday Options account in offset mode. For a split loan, link the account to the eligible variable portion. The fixed portion has no offset during its fixed term.

Use the actual loan’s credit contract to establish offset entitlement before arranging a Back to Basics link. The bank’s lending booklet excludes offset from Back to Basics, while its split-loan page describes offset more broadly. A named product alone doesn’t establish that an individual account can be linked.

The Personal Deposit Accounts Product Information Document, effective 7 September 2026, specifies 100% offset. Ask the bank to link the Everyday Options main account to the eligible loan account and activate offset mode. Eligible linked sub-account balances join the main account balance in the calculation.

All account holders must also be borrowers on the linked loan. The account cannot be jointly held with a non-borrower. The bank can permit up to nine linked savings sub-accounts, under its 7 September 2026 customer notice.

An initial mortgage-offset linking fee can apply. Use the credit contract and package terms to establish the fee or rebate. Keep the bank’s linking confirmation showing the account and loan portion, then check the linked home-loan statement for the interest saved.

The offset benefit appears on the home-loan statement, rather than the deposit statement. From 6 November 2026, the bank can unlink an account that fails offset eligibility after reasonable notice. Recheck ownership when a borrower or account holder changes.

Suncorp Home Loan Review: Fit and Constraints

Suncorp suits an existing borrower whose loan features and servicing arrangements still meet their needs. As at October 2026, new applicants must account for the 7 October closure. A positive review of an earlier application doesn’t create a current application route.

For a borrower with spare cash, a confirmed Standard Variable offset can reduce the balance used to calculate interest. A borrower wanting repayment certainty can consider their fixed loan’s remaining term and any early-payment cost before changing it. Investment use and an equity release still need assessment of purpose and repayment capacity.

Compare the proposed loan’s interest and fees against the cost of keeping the existing loan. Include any fixed-rate break cost, discharge cost and package benefits that would end. A package-fee promotion alone doesn’t establish the lowest overall cost.

Consumer reviews describe individual service experiences. Product terms establish contractual features, while the lender’s assessment establishes eligibility. The assessment changes when the borrower’s income, property value or required settlement date changes.

Suncorp Refinance and Application Route

A refinance needs a new credit assessment, suitable loan features and a payout calculation for the existing mortgage. Suncorp Bank’s October 2026 closure notice ends new home-lending applications from 7 October. Keep existing-account servicing separate from applying for replacement borrowing.

For a pending refinance, retain the application reference and document requests. Identify whether it has conditional approval, formal approval or a booked settlement. The team handling the file must give any transition instructions that apply to that stage.

For existing customers, the bank’s home-loan support page, as at October 2026, provides servicing help. Ask about an account change using the existing loan details. Any request for extra borrowing still needs the applicable lending route and assessment.

ANZ’s October 2026 broker page directs accredited brokers to the ANZ Broker Portal for transition information. Use the Suncorp broker portal guide for access, submission support and tracking routes. Product selection belongs before lodgement, while missing-document and turnaround enquiries belong with the submitted file.

Borrower Structures and Guarantor Evidence

A guarantor proposal must identify what the guarantor promises and which assets secure that promise. Suncorp Bank’s 20 February 2025 guarantor guide, explains the obligations and evidence. A guarantee can expose the guarantor’s assets to sale if the borrower cannot repay.

List each borrower and property owner separately. Record the guarantor’s relationship to the borrower, proposed guarantee limit and supporting property. Give the assessor the property’s value and existing secured debts, plus the guarantor’s income and liabilities where repayment support is proposed.

Keep the borrower’s ability to repay separate from the guarantor’s available equity. The bank must assess the proposal and set the accepted guarantee terms. Identify whether the guarantee supports security, repayment income or both in the written request.

Suncorp requires independent legal advice for individual guarantors, except director guarantors. The borrower’s solicitor cannot provide that advice, and the bank needs evidence before proceeding. The guide recommends independent financial advice and says advice conversations must occur without the borrower present.

For non-individual guarantors, independent legal and financial advice is highly recommended. The bank also supplies guarantee documents and information about the borrowing for the guarantor to consider. Obtain the bank’s written decision on the proposed guarantor and security before presenting the structure as acceptable or committing to settlement.
