Search engine optimisation (SEO) for mortgage brokers helps suitable borrowers find your services through useful pages and accurate local business information. Start with the services you provide, answer the questions clients ask before contacting you and measure the enquiries those pages attract.

Organic search is the unpaid part of search results. A page can attract visits without producing suitable enquiries, so decide which clients you can help before commissioning more content.

Match Pages to Client Questions

Give each page one client need to answer, with a clear route to the relevant service or enquiry form. Separate the decision to hire your brokerage from the question a borrower wants explained.

A location page needs a reason to exist beyond a suburb name. Explain an actual office, appointments in that area or how clients there receive your service. If you serve several suburbs through the same remote process, one accurate service-area page can explain that coverage.

Changing only the suburb in otherwise identical pages gives visitors no useful distinction. Keep real location information, but don’t invent local offices or claim a lending outcome because a borrower lives nearby.

Use a Lender Rule Without Promising Approval

For a brokerage serving business owners, a useful question is, Which income documents does Westpac request for its standard self-employed assessment? That question has a supported answer without claiming that every borrower meets its policy.

As at October 2026, Westpac’s self-employed home loan page lists two years of business and personal tax returns for standard two-year assessment. Sole traders require personal tax returns only. It also lists the latest personal Australian Taxation Office (ATO) Notice of Assessment and two years of business financial statements.

Explain that a Notice of Assessment records the ATO’s assessment of a tax return. State that this document list applies to Westpac’s named assessment method. Its other assessment methods have different requirements.

The page can explain the documents and when they are used. Whether a particular loan meets a client’s needs requires their circumstances to be assessed before a recommendation. A document list alone doesn’t establish eligibility or approval.

Bulma’s Policy Advisor quotes the lender policy behind its answers, which helps a broker retain the evidence used for a lender-specific explanation. The broker still decides what to publish and when that explanation needs updating.

Improve Local and Website Information

Make your contact details and service information accurate wherever a prospective client finds them. Test the path from a search result to contacting your brokerage on a phone.

Check the trading name, telephone number and website address against your Google Business Profile. Where you show an address, explain whether clients can attend and how appointments work. Google’s business representation guidelines require accurate real-world information, so don’t create profiles for invented offices.

Add current opening hours and an accurate business category. Use genuine photos where they help clients recognise the business. Google’s local ranking guidance describes relevance, distance and prominence as local search factors.

Distance depends on the searcher’s location. A suburb list doesn’t move your office closer to them, and you can’t pay Google for a better local ranking.

On the website, make each service page reachable through ordinary navigation. Use descriptive links so a client knows whether the destination explains refinancing or lets them book an appointment. Put the contact action where it is easy to find, then check that calls and form submissions reach your team.

Correct a Superseded Eligibility Claim

An old eligibility promise can remain in a search description after you change the website. Google might still hold an earlier version, or find the wording elsewhere on the page. Its snippet guidance explains that descriptions usually come from page content and sometimes from the meta description.

Consider a hypothetical page promising that every self-employed borrower qualifies after one year. A small disclaimer at the bottom doesn’t give that headline a sound basis. Replace the promise with the actual assessment conditions you can support.

  1. Record the affected page and the wording shown in search. Find the same claim in its heading, visible answer and any repeated text.
  2. Rewrite the answer to name the lender and assessment method. Remove the universal promise from the title and description so every version describes the same conditions.
  3. Open the published page on a phone and desktop. Confirm the corrected wording appears and no remaining passage repeats the old promise.
  4. Use Search Console’s URL Inspection tool to inspect the page and request indexing. Record the correction date and review the indexed result after Google revisits it.

The expected immediate result is a corrected website. Google’s recrawl guidance says an indexing request doesn’t guarantee instant inclusion, or inclusion at all. Google can also choose a different description from the one you supply.

Choose Work and Measure Results

Fix obstacles that prevent clients reaching your existing services before paying for a large content programme. Then choose content by the questions your brokerage can answer and the clients you can serve.

Start by checking whether important pages are indexed in Search Console. Investigate unexpected indexing exclusions or broken links to service pages. If clients already visit but can’t complete an enquiry, repair that path before increasing traffic.

Record a baseline before changes. In Search Console’s Performance report, separate searches for your business name from other searches and compare relevant pages over equivalent periods. An impression means your result appeared in search, while a click means someone followed it.

Track qualified enquiries separately from total form submissions. Define a qualified enquiry for your brokerage, such as a real person seeking a service you provide who agrees to an initial appointment. That definition measures business fit without implying the borrower will receive approval.

Record the landing page and acquisition source where available, then connect each enquiry to its appointment outcome. Keep enquiries with an unknown source separate. A search click followed by a later referral isn’t automatically an enquiry caused only by SEO.

Calculate attributable cost using the work counted in your report. Divide the SEO-related spend for the period by the qualified organic enquiries attributed to that period. Include paid content work and agency charges, and record internal time separately if you haven’t assigned it a cost.

Rising impressions show greater search reach. More qualified appointments show a different result. Use both to decide whether to improve an existing page or expand a subject that brings suitable clients.

Evaluate a Mortgage Broker SEO Agency

The best SEO agency for mortgage brokers in Australia is one whose proposed work addresses your site’s actual problems and respects your brokerage’s obligations. A ranking promise cannot establish that fit. Google’s hiring guidance warns that nobody can guarantee a number-one ranking.

Ask an agency to show the pages it will change and the reason for each change. Its proposal must distinguish technical repairs from content writing, with named deliverables and a reporting method. Request relevant client examples that explain the starting position and work performed, without treating another site’s result as your forecast.

Retain control of your domain and accounts. Agree who owns commissioned content and how the agency records changes. Compare the included work and contract terms, including the cost of revisions or ending the arrangement.

Assess a sample article before approving a content package. The Australian Securities and Investments Commission (ASIC) covers misleading credit-service advertising in Regulatory Guide 234. Claims about approvals or savings need a sound basis, even when an agency writes them.

ASIC’s general conduct guidance requires credit licensees to maintain training and competence. Choose subjects your brokers are equipped to explain, and name the broker responsible for reviewing lending claims. An agency’s writing skill doesn’t establish lending competence.

Reject invented success stories, unconditional approval promises or claims to specialise in services you don’t provide. For local pages, retain genuine meeting and service information while removing copied claims with substituted suburb names. Keep useful client questions and answer them from the relevant lender’s current rules.

The enquiry process must also preserve your disclosure obligations. ASIC’s credit disclosure guidance explains that a credit guide is generally given before engaging in credit activities with the consumer. A website explanation doesn’t replace the documents required when you provide credit assistance.

Choose the next batch of work from the obstacle and outcome your baseline shows. If suitable visitors cannot reach an appointment, fix that path. If your services are accessible but useful client questions remain unanswered, commission those pages and compare the results with your other mortgage broker marketing channels.
