Your application fee
Example inputsCorrect the marked fields to calculate your fee.
- $15,600.00
- A fee estimate does not establish permission to buy, an exemption or likely approval.
| Value band | $75,000 to $1,000,000 |
|---|---|
| Fee schedule | 2026-27 |
| Property category | New dwelling or vacant residential land |
| Application category | Single notifiable acquisition |
Standard fee estimate only. Mixed-use land, additional actions or a lower-fee rule can require a different calculation.
Choosing the Correct Fee Schedule
The Foreign Investment Review Board (FIRB) fee calculator selects a financial-year schedule using your application date. Property type then determines the value bands.
Choose new or vacant residential land when the acquisition contains no established dwelling. Agricultural land uses wider bands, while commercial land has its own scale. Mixed-use land can fall into more than one category.
Buyers seeking an exemption certificate pay an application fee. Exempt buyers are a separate category. This tool calculates residential exemption-certificate fees, and leaves other certificate categories for a separate assessment.
The Treasury fee guidance explains special rules for majority interests, leasehold buybacks and transactions containing several actions. Select “Yes or unsure” when one could apply.
Calculating the Application Fee
Each fee band includes its upper value limit. In the 2026-27 schedule, an $850,000 new residential acquisition has an indicative application fee of $15,600. That is the starting example.
| New residential acquisition value | 2026-27 application fee |
|---|---|
| Less than $75,000 | $4,600.00 |
| $75,000 to $1,000,000 | $15,600.00 |
| Over $1,000,000 to $2,000,000 | $31,300.00 |
| Over $2,000,000 to $3,000,000 | $62,600.00 |
| Over $40,000,000 | $1,245,500.00 |
For a boundary example, $2,000,000 stays in the $31,300 band. Increasing the value by one cent moves it to $62,600. An established dwelling at $2,000,000 attracts the tripled fee of $93,900.
Residential exemption certificates have a minimum first-tier fee, even below $75,000. The reduced acquisition fee in the table does not apply to those certificates. The selected official fee schedule sets out the remaining bands.
Fees and Permission Are Different
A calculated fee is a budgeting amount. It does not determine whether the buyer can purchase the property, qualifies for an exemption or will receive approval.
Foreign buyers are generally prohibited from purchasing established dwellings during the government's restriction period, with limited exceptions. An established-dwelling fee in this tool does not establish eligibility for an exception. Treasury's residential land rules explain the restrictions and permitted categories.
Foreign-investment approval and lender approval are separate decisions. Allow separately for state transfer duty and foreign-buyer surcharges when preparing the purchase budget. An annual vacancy fee can also apply after purchase.
