Enter the Agreed Selling Fee
Real estate commission is calculated from the sale price and the fee in the selling agreement. Choose a flat percentage for one rate across the whole price. For a marginal tiered agreement, enter two to five bands with increasing upper limits.
Each tiered rate applies only to the sale-price portion inside that band. For example, 2% on the first $500,000 and 3% on the next $350,000 produces a quoted commission of $20,500 on an $850,000 sale. With GST added, the commission payable is $22,550.
Some agreements apply a different rate to the whole sale price once a threshold is reached. Consumer Affairs Victoria explains the difference between marginal bands and a whole-price commission scale. For a whole-price scale, select Flat percentage and enter the rate that applies at your estimated sale price.
Queensland and New South Wales (NSW) commission calculations use the agreed fee, not a statutory state percentage. Queensland’s commission guidance allows negotiated fees and requires the written commission to include GST. The NSW agency agreement records the negotiated commission and other charges.
The same agreed-fee approach applies when estimating a Victorian or Western Australian sale. Victoria says commission is negotiable, and Western Australia’s selling guidance sets out the written agency agreement. A state search does not determine the rate you pay.
The starting sale price and costs are a fictional agreement. To calculate a fixed-dollar agency fee, enter 0% commission and put the full fee in Fixed agent charges. This calculator estimates the selling agent’s fee, separate from a mortgage broker’s upfront or trail commission.
Account for GST and Fixed Charges
An inclusive commission already contains GST. An exclusive commission needs GST added before it is deducted from the sale proceeds. Select Not charged only when the agreed service is not subject to GST.
Moneysmart’s GST calculation adds 10% to an exclusive fee and extracts one-eleventh from an inclusive fee. For an $850,000 sale at 2.2% including GST, the $18,700 fee contains $1,700 GST and $17,000 commission before GST.
| Commission quote on $850,000 | Amount payable |
|---|---|
| 2.2% including GST | $18,700 |
| 2.2% plus GST | $20,570 |
| 2.2% with no GST charged | $18,700 |
| Tiered 2% then 3%, plus GST | $22,550 |
Enter fixed agent charges separately from advertising and conveyancing. Use final payable amounts, including any tax, for every fixed cost. The commission’s GST setting does not add tax to these fields.
The calculator rounds each band and the final GST amount to cents. It sums the rounded bands before calculating tax. Your agreement or invoice can specify another rounding method.
Estimate the Available Sale Proceeds
Sale proceeds equal the sale price minus the commission payable, entered fixed costs and mortgage payout. At the starting settings, $850,000 less $18,700 commission and $6,100 other costs leaves $825,200 before the mortgage payout. Deducting the $480,000 payout leaves estimated proceeds of $345,200.
The $6,100 comprises $550 fixed agent charges, $3,300 advertising, $1,800 conveyancing and $450 other costs. Enter the expected mortgage payout at settlement, including discharge costs and accrued interest, without counting those costs again elsewhere.
A negative result is a shortfall requiring additional funds. With the same sale and selling costs but an $850,000 mortgage payout, the result is -$24,800. The calculator keeps that negative amount visible.
A positive result estimates the equity released before any unentered settlement adjustments or tax. The next purchase needs a separate budget. Allow for the next property’s deposit, transfer duty and purchase costs, as well as any bridging debt that the sale must repay.
Costs already paid still reduce the overall proceeds in this calculation. If you need the amount arriving in your bank account on settlement day, separate those earlier payments in your settlement statement. Any deposit already released and any withholding also affect settlement-day cash.
