LMI Provider Policy Guides
Choose an LMI provider policy guide by identifying the relevant mortgage insurance companies, lender arrangements and borrower scenario.

Choose an LMI provider policy guide from the insurer behind your client’s proposed loan. Lenders mortgage insurance (LMI) protects the lender against a covered loss if the borrower defaults and the property sale leaves a shortfall. The lender arranges the insurance, so the lender’s relationship with the insurer determines which guide applies.
Choose an LMI Provider Guide
Start with the lender’s insurance arrangement, then match the guide to the client’s application. The loan-to-value ratio (LVR), income evidence, credit history and security property determine which insurer-policy questions you need to answer. A property restriction or income-document requirement can affect the application even when the lender’s initial assessment supports the loan.
The Australian Prudential Regulation Authority (APRA) register, updated 23 September 2026, identifies the legal insurers behind the provider names. Arch, QBE and Helia have separate guides in this directory. ANZ also has a licensed mortgage-insurance company, so those three guides aren’t an exhaustive list of Australian mortgage insurance companies.
Arch’s Australian insurer is Arch Lenders Mortgage Indemnity Limited. Arch LMI Pty Ltd is its service company, and its former insurer authorisation was revoked in December 2022.
As at October 2026, Westpac’s published arrangement is a ten-year exclusive supply agreement with Arch, entered into in August 2021. Use the Arch policy guide when the loan uses that insurer, keeping Westpac’s credit requirements beside the insurer requirements. QBE’s insurer is QBE Lenders’ Mortgage Insurance Limited.
As at October 2026, QBE’s LMI website identifies an arrangement with Bank Australia for eligible Clean Energy Home Loans. The QBE policy guide covers insurer-policy questions for loans using QBE.
That named arrangement doesn’t make every Bank Australia loan eligible for the same insurance terms. QBE’s current LMI page states that both Bank Australia and QBE eligibility criteria apply.
Helia Insurance Pty Limited is the current legal insurer previously named Genworth Financial Mortgage Insurance Pty Limited and, before that, GE Mortgage Insurance Company Pty Limited. Older references to Genworth mortgage insurance in Australia or GE mortgage insurance identify that name history.
Use the Helia policy guide for a current Helia-insured application. As at October 2026, Great Southern Bank’s privacy notice names Helia, or another mortgage insurer, for home loans requiring LMI.
Great Southern Bank’s notice doesn’t assign Helia to every loan. The insurer’s registered name history explains the legacy names.
Australia and New Zealand Banking Group (ANZ) has its own ANZ Lenders Mortgage Insurance Pty. Limited, listed in APRA’s register. ANZ’s Kingfisher 2025-1 information memorandum identifies loans insured by that company.
As at October 2026, use ANZ’s application-specific insurance information for an ANZ file instead of assuming one of these independent provider guides applies.
Keep the lender’s credit decision separate from the insurer’s acceptance of the insurance proposal. Insurer eligibility alone doesn’t approve the loan.
