Complete Beyond Bank’s online discharge authority to request a property release for a sale, refinance or paid-out home loan. Start from the bank’s official form, obtain every owner’s authorisation and keep the request open until the agreed accounts and mortgage release are confirmed.

Get the Current Beyond Bank Discharge Authority

  1. Open Beyond Bank’s Home Loan Forms directory and select Discharge Authority. This is the release request for an existing loan or security. A new home-loan application starts a separate lending process.

The online authority covers residential home loans. Its stated uses include selling a property, releasing a mortgage after repayment, substituting security and refinancing to another financial institution. For a commercial property, business loan or business overdraft, the form directs you to the Relationship Manager or Business Banking Team on 13 25 85.

Before starting, identify every property involved and decide which loan accounts must close or remain open. If only one of several securities is leaving, explain the proposed partial release and the debt that will remain. Beyond Bank must assess that arrangement before you rely on it for settlement.

If the form won’t open, call 13 25 85 and request the current residential discharge authority and its submission instructions. Describe whether the request concerns a sale, refinance, fully repaid loan or partial release so the bank can direct it correctly.

Complete the Borrower and Security Instructions

  1. Gather the details requested by the current Beyond Bank discharge authority. The form allows a borrower or an agent to complete it. As the broker, select the agent or representative option and provide your own contact details.

Use the following field checklist while preparing the request.

Part of the RequestDetails to Prepare
Property ownersAll names on the property title, member numbers and dates of birth, plus each owner’s email and telephone details
Existing securityEach property address and discharge type, with mortgage number and Certificate of Title reference where known
Loan accountsAccount names and numbers, with instructions to pay out and close or retain and reduce the limit where applicable
SettlementAnticipated settlement date and the conveyancer’s company and contact details
Refinance representativeIncoming financial institution or settlement agent, with contact name, email and mobile number where requested
Remaining funds and feesBeyond Bank account for excess funds and the fee-payment instructions requested by the form

Match the property instructions to the account instructions. For example, a hypothetical partial release could remove one property while retaining another property and part of the debt. Record the proposed retained accounts and limits, then obtain the bank’s approval of the release terms.

Every owner must authorise the request. Check the mortgagor declaration against the securities and representatives entered, then follow the signature and authorisation instructions shown for the application. If someone acts under a separate legal authority, have Beyond Bank confirm the supporting documents and signing requirements before submission.

Submit and Confirm Beyond Bank Has the Request

  1. Review the completed authority and finish the form’s submission and authorisation process. Where the form presents a print-and-sign stage, review its PDF and upload the signed copy as instructed. Keep a copy of the authority and any signed version with the client file.

If signatures are still outstanding, use Finish later and retain the return instructions. A saved form is unfinished work. The submission confirmation gives a reference code and states that the request is with the bank’s team for review.

Record that reference and ask the bank to confirm it has the complete, authorised request. Resolve any missing owner authorisation or attachment against the same reference. If the form gives no submission confirmation, contact Beyond Bank before treating the request as received.

  1. Confirm the notice required for this transaction and whether Beyond Bank can meet the proposed settlement. Record the agreed next contact and any condition that must be met first. An acknowledgement confirms receipt. Partial-release approval and settlement readiness need their own confirmation.

Beyond Bank’s Fees and Charges guide lists a $350 Mortgage Discharge/Settlement/Partial Discharge fee for home and investment loans. Government charges can also apply. For a fixed-rate loan, request any applicable break-cost calculation and have the bank confirm the complete payout for the intended settlement.

Follow Up the Payout and Final Release

  1. Track outstanding items against the discharge reference until the bank confirms settlement readiness. For each item, record who must act and when the next response is due. Keep the conveyancer or incoming lender informed when an unresolved condition threatens the target settlement.

Use Beyond Bank’s official support route or call 13 25 85 to follow up. Give the request reference and property address, explain the unresolved item and state the proposed settlement. Ask which team owns the next action.

Resolve common delays through the file’s actual status.

What You ObserveCheck and Next Action
The request has no receipt referenceEstablish whether the form was saved or submitted, then ask the bank to locate it
An owner has not authorised the releaseCheck that owner’s contact details and complete the authorisation route the bank requires
Settlement moves after a payout is issuedObtain a payout valid for the revised settlement and confirm how additional interest or charges will be handled
A partial release remains unresolvedAsk which retained-debt or security condition is outstanding and supply the requested evidence
Funds have moved but the mortgage release is unclearAsk the settlement representative and bank to confirm the release status for the specified property
  1. Reconcile the result with the original instructions after settlement. Confirm which facilities are paid out and closed, and which accounts and limits remain. Obtain separate confirmation that the requested mortgage release has completed, or record the remaining action and the party responsible until it does.
