Choose the stamp duty guide for the state or territory where the property is located. Use the jurisdiction directory below to find the relevant rules for your client’s purchase. Each guide covers the duty calculation and concessions for that jurisdiction.
Choose the Correct Stamp Duty Guide
Keep the contract date and expected settlement date with the purchase details. Concessions can depend on different transaction dates, so use the date defined in the relevant guide. A contract signed before a concession ends does not automatically qualify a later settlement.
Tasmania’s purchase timing and property requirements are explained in the Tasmania stamp duty guide. For a Canberra purchase, use the Australian Capital Territory stamp duty guide to assess conveyance duty and home buyer concessions.
Before assessing a concession, record who will buy the property and each buyer’s previous property ownership. Include a partner’s ownership history where the scheme requires it. Identify whether the purchase is an established home, a new home or vacant residential land, along with the purchase price.
Record whether your client will live in the property, when they expect to move in and how long they will remain there. Those details help you use the guide’s residence requirements when preparing the purchase scenario. Keep any first home owner grant assessment separate from the duty concession calculation.
